How much extra cost does a pool add to a home?

1.) Insurance

I don't know about cost, but I hear you get nothing from it when you sell. You get enjoyment from using it, that's all.

Value to a home? Not much. My hubby is in the mortgage business and he has told me this.

But, we still put one in when we built our house.

I guess I should explain more. I'm looking at a house that has a pool--not a big one. It's got a liner (yes I know of the nightmares of a liner).

I just want to know how much $$ per month it is going to cost me in utilities and added liability insurance.

Cleaning service is 125/mo plus chemicals

Depends on the neighborhood. In the ghetto? No return. In an established upscale neighborhood where comps have a pool, you will probably recoup some value.

Insurance and electricity are negligible. Chemicals - that's where they get you.

My utility bill went up about 50 bucks a month. My insurance did not go up at all.
I have a salt water pool and spend less than 10 bucks a month on salt and other crap. I have 3 pumps.

What size is you pool? This will dictate your chemical cost. You can reduce your cost by using bleach instead of Cl tablets. You can also use baking soda and borax instead of some of the more expensive chemicals at Leslie's. I keep my pool clean for about $10-$15 a week in bleach.

You mention one pump. I assume that you will be using a robot vacuum instead of a positive pressure vacuum? A positive pressure vacuum will require a booster pump.

This is correct. Depends on the neighborhood and prospective market. Home in our neighborhood are selling within 1 week on the market for asking price. Nearly all have pools. Those that don't are getting pools installed after purchase. It doesn't necessarily add value but it is making those with pools sell before those that don't.

Troublefreepool.com. bleach borax and baking soda for chemicals. Haven't been to pool store in over a year since I started this. Even if I neglect the pool and turns green. Bleach will clear up in a day. Electricity is about 50 $ a month and I have two pumps
