Buying a Home with on a Septic System

Wife and I are the final candidate for a job that will bring us back to Arkansas and have been looking at houses. It is in a rural area of Arkansas where a lot of homes are on septic systems.

My question is this, the house is an older house that has been remodeled. Due to the age would it be smart to request the seller pay to have the tank pumped as part of the agreement? I would hate to move in and 6 months later find out the sellers crapped a ton and filled up the tank to the point that it starts backing up.

I believe to get a tank pumped is 200-300$...sorts trivial in the grand scheme of house buying. There are a lot of things that can go wrong with a house in the <$300 range so why focus on just one.

I'd be a lot more concerned with getting the tank and the pipes leading to the leech field inspected and repaired if necessary. Pumping the tank is cheap compared to those items.

I always have the seller pump the tank prior to closing. Usually have them lines inspected at the same time. It doesnt cost them much and Ive never had a seller refuse to do it.

Yep. Never buy a home without a complete septic inspection from a qualified vendor.
