Guy wanting to buy my boat seems fishy

I've got a boat listed for sale. This guy emails me today wanting me to meet him immediately. I tell him I'm at work and can't, but will be free this evening if he'd like to come look at it.
He replies saying he has prior commitments and that he'd like to come by my house and look at it tonight and drop of a deposit and ask for my address. I'm not just throwing my address out that easily.
So I tell him the boat is locked up in storage, not at my house, and no need in dropping off a deposit. Couple more emails exchange and we make arrangements to meet tomorrow after work for him look at that boat.
Well he just emailed me 2 PDFs. First one is a letter of intent to purchase the boat that he wants me to sign and return, the other is a PDF of an earnest money check for $500.
This struck me very odd. Why would someone be intent on buying a boat they have only seen pictures of? This isn't some cheap, rotted out, fishing boat either.
Am I going to get murdered and my boat stolen? Not that I care if I'm dead, but just curious if anyone one else finds this odd.

Bring a friend
Use an As Is Bill of Sale and perhaps, if you can do it at a Notary even better.
As far as signing before money is in your hand, I would not.
The contract is not valid without consideration and money is the consideration

Sounds like he is afraid you will sell it elsewhere before he can get it. He believes he is getting a really good deal on it and doesn't want to lose it. Of course, he is still going to offer you a lower price than asking, but that's just part of the game. He just wants to buy your boat chief...nothing to worry about here.

I just read over the LOI and it looks legit. You can tell the man is very professional, or a damn good scammer.
The check is legit, has his address and everything matches up.
The only thing I don't like about the LOI is he worded it where he has 60 days to have the boat inspected after I accept the deposit before dropping the deal. I'm going to request that he change it to 30 days.
All honesty, I have the boat listed for $5.5K below NADA suggested price and it has extremely low hours. I just want to get rid of it at this point, so I'm ok with what I'm getting out of it.
