Wetlands Consultation

Is anyone here involved in wetlands delineation? I remember a thread a few years ago where there was a guy who offered to give some advice on a piece of property someone was going to buy.

if the general area of a piece of property im looking at is classified as wetlands... cause if the general area is then it does me no good to get a survey done.

delineation is all about water tables, plant identification , and soil types.
of course I am vastly oversimplifying the process but that is generally what goes on.

general description of the property, soil pH, specific plant species found in the area.

pH directly isnt one of the qualifiers. the 3 items that need to be met are: plant life, hydrology, and hydraulic connection to waters of the US.
USACE will come out at no direct cost and let u know what you have.

how would I get in contact with them? Would this be the official wetland determination? And is there any map database that might would show me the general area and if any other parcels of land around are wetlands?

Ok, it appears the land im interested in as already been surveyed.
It is showing it as Freshwater Forested/ Shrub Wetland..
would I be able to build on this or should I look elswhere?

definitely. I always ask this though because from their I kinda of have some knowledge as to what plant life can thrice their lol.

I can't give you an answer on that. However, my parent were able to build in a wetlands area, but it took years to get permits.

You can always build on it, but it just depends how big your bank acct is. If it's wet in this day and age you will have to mitigate.

i didn't know if there were different degrees of wetlands where you could build on some but not on others...

True but they are generally pretty backed up. Post an aerial of the site and some general coordinates and I can take a quick look.
