Unimproved Land Questions Updated in OP

Me and wife are thinking about buying this piece of land to build our next house on.



It's completely unimproved... No driveway, power, water, sewer.

What's the best way to figure out the costs of all these?

ETA: just drove out there to see the property couldn't take my 250 4x4 into the clearing due to soft mud.

Went and talked to neighbor who owns crawfish pond and he said that land holds water.

Flood zone is AE and BFE is 8.8

Does anyone think this is worth building a house? Should we head for the hills?

Entergy charged me $5k for 2500' of power ran to my property.

Is municipal water available? If so just price 2" gasket end water pipe. I think it cost me less than $1k to buy for 2500'. 10 years ago btw.

If no muny water you will need a well or run separate line from your house.

In Louisiana most parishes need a Modad. That was $2500.

I did this last year when were starting our house. I live in SW miss so your costs may be a little different.
Our house is 1700 ft off the blacktop road. We have community water, a modad, and a propane tank.
The water was $200 to join/connect. I went with the larger 1" meter for better pressure. I hired a plumber to trench and lay the water line. About 2000 for labor/ material I think.
Magnolia electric cleared a ROW and installed 5 poles,wires,and connected for 6500. You get a credit if you are building a permanent home. Mine was 2300.
Herring gas supplied rental propane tank for $50yr and what ever the propane cost. I have a 350 gallon tank and it was 2.75 a gallon when we had it filled.

I would think the power company could give an estimate on the electrical charges. If you set the poles to their specs, might could save some money.

Nat gas pipe isn't that bad. I'm all electric but my neighbor has gas. Less than $1 a foot I think.

Rent a ditch witch and have the pipe ready to go in the ground. It's easy. I laid my water pipe in two hours. The trench took longer to dig.

They did provide an estimate for mine.They send an engineer out to lay it out and give an estimated cost.They also needed a 30 ft easement for clearing of limbs/trees.Also it helps to have an idea of your electrical requirements so they can figure the transformer you need.I have a 400 amp service so a larger transformer was needed and included in the estimate.

How can I tell if that land is classified wetlands? I'm assuming it's not because the current owner cleared the land and brought in some dirt to start on a pad

Contact an environmental company. "wetlands" is a pretty broad term, and you don't want to get the government after you. trust me.

Dirt to build up the land will cost around $5 a yard haul in. If the ground is wet now, I would start looking else were unless they are just about giving it away. Reason, they build a crawfish pond. That in itself should tell you that you are in a wet, deep wet zone.

They are asking 40k for 2.33 acres

It's been on the market for 5 years now

Damn...Almost 20k an acre for a wet lot.I would look elsewhere unless they are giving it away like Mr Fish said.

Man, 20k an acre is more than I would pay for pretty much anything other than developed commercial property...walk away and don't look back....
