there first guy gave me a bid - which I asked him to adjust and I never heard back from him. any contacts would be appreciated. tia

I don't understand how people can stay in business without returning phone calls. fwiw about a year ago I contacted four local window companies for bids to replace about 5 windows, window world was the only one to show up and give me a bid. Not wanting to just go off of one bid I called the others and 'begged' them to come and give me a estimate and I was assured that I would get a return phone call - nothing - one company I called atleast 4 times (LAS) and the last time I spoke with a manager and I was assured that I would get a phone call - you guessed it - nothing!!
so window world it was. they did a great job.

I would call my brother to see if he would be interested in the job, but he just went thru chemo last Friday and I know he is sick as a dog.

This is a bad time of the year for getting floors done because the apartment complexes replacing all their flooring while the students are out. I always have problems getting it done this time of year. Check Craigslist, you will find people hungry for work. a lot of them will not be licensed or insured, call their referrals and you should be good.

I don't blame him. Believe it or not some people give you their best price the first time. He probably has plenty of work and weeds out the bums and moves on. Hell, he probably has been doing it long enough to know the problem customers before even taking jobs. I know I can.

Its not like the housing market in LA is slow right now. Contractors are plenty busy. They are in the drivers seat.

Do people ask you to do your job for less?

I took it as adjust like "hey we'd like to add another room, can you redo the quote?"

Only remodel contractors I've found reliable are the ones that stines hires.

Well I was getting ready to ask what adjustment did he request.

And I was giving him the chance first. did you request a change to a cheaper product? Did you reduce the size of scope of work?

Or did you just ask him to lower his price?

Ahh...could be but I don't do remodels for people because 99% of the time the adjustments are people thinking it's a Flea Market and asking you to just do it for cheaper period.

I will give the OP the benefit of doubt though. Apologies.

Yea because Stines, Home Depot, and Lowe's make those guys have the proper insurance and licensing. Someone that has that usually has their shite together. Remodel contractors don't have to be licensed for anything under $10K IIRC so you get a lot of people that pick up a hammer, put an ad on Craigslist, and call themselves a contractor. Used to be a lot worse before as they didn't even need the license up to $50K at one point.

This is why I do ZERO residential work. I will not deal with a homeowner period.

Out of the houses I have built, I only built 2 that were customs and not on spec. Never again. One was for a friend (huge mistake) and the other was for an engineer (even bigger mistake)

I will stick to specs, flips, and the light commercial work I do.

That's bc you'd rather do what you want to instead of what the person who's actually gonna live there and pay for it wants you to do.

I'm doing general contracting currently on my house.
I see now why it CAN cost so much to build.
I've negotiated every sub down to a lower price than they initially say.

Correct because the people that are going to live there and pay for it are unrealistic 99% of the time. They have wine taste on beer budgets and/or don't understand the process.

Kudos to custom home builders that somehow make it work but I have never met one that deals with the middle class that isn't stressed out just waiting to have a stroke or heart attack.

I see what you're saying but I personally don't fall Into that category.

However the day I got one bid for 19k for plumbing and another at 12k.... I stared taking every sub more seriously.
If they don't call back or not willing to negotiate , F'em.
Somebody else pit there wants to work too.
I've don't it with everything.
Sheetrock, floors, painters, electrician, building materials, roofers, ac guy ect ect ect.

End of the day, I'm of the one that's gotta pay it all back.
