Have a contract on our home -- question about appraisal

Waiting on the appraisal to come back ... Purchase agreement was for $165k with US paying $5k in closing costs. Should the appraisal come back lower say by $5k or more (which our realtor who also does appraisals told us he thinks it might), is it fair to renegotiate WITHOUT the closing costs? (He said that he suggested the listing price as he didn't want to leave any money on the table ... we agreed and had an offer in 2 weeks in a little town where it seems homes sit for a while).


And not not that this matters but people keep asking us who is buying our house. We were told it was a couple with 3 kids ... but ALL paperwork lists on a gentleman's name.

When a couple purchases a home, are both names required to be on it? We know that they've been pre-approved for a loan. But maybe it's just in his name as her credit was crap?

Again, not that it matters -- we're buying our 3rd home and we have always had to BOTH sign everything.

depends on what the contract says

but everything is negotiable, thats how you get a deal done

but hey, you have a realtor, why not ask them??

I will when we're told what the appraisal came out to be ... just wanted to be able to have thoughts together on what to do.

again, your thoughts should come from your agent

and read the clause in the contract...

Both names are not required if they are not purchasingthe house in both names. She may have terrible credit or some outstanding financial problems which make it benefecial for them to purchase in his name only.
