Will Shenendoah become the "new" Sherwood Forest?

The Florida Blvd. thread got me thinking about this since the street was compared to O'Neal Ln.
With O'Neal rapidly turning into a dumpster fire, will Shenendoah become like Sherwood Forest in the next 5-10 years?
I've lived in the Jones Creek/Tiger Bend area for the last 19 years and really love the area. However, I can certainly see the quality of homes (maybe due to the lack of quality homeowners) start to trend downward. Yards aren't being kept up like they used to be, etc.
So, do you guys see Shenendoah becoming like Sherwood Forest and a mass exodus soon occurring?

Eventually, every neighborhood in and around Baton Rouge will become the "new" Sherwood Forest.

Sure hope not. Grew up in the "dirty 'doah".
With SMHS right in the middle of things, I don't think we see it turn into Sherwood anytime soon.

I know HOAs get a lot of flack around here but this is exactly why they exist (to keep homes/yards up to certain standards). I have no idea how Shenendoa's HOA is set up though.

Sherwood is not nearly as bad is people think it is. Sure, it's not filled with smiling upper middle class white families with 2.5 children, but the Vietnamese and Hispanic families are taking good care of it and keeping the ghetto riff/raff out and crime is relatively low. The "mass exodus" from Shenandoah won't happen inside of 20 years unless something truly better (i.e. not Ascension and Denham Springs in their current form) comes along.

Having lived in Shenandoah my whole life, I don't think that it will turn into what Sherwood Forest has turned into. In 10 years, I could see a Shenandoah start to decline.. Only parts of the neighborhood have yards really started to not be kept up, but for the most part, i would say the homeowners do a decent job of keeping their yards looking nice.

I hope you're right. It's a great neighborhood to live in and I hope we can raise our children there. We walk/run in the evening and always feel safe and really hope it stays that way.

Everything works in 20 year cycles. I remember when Monticello out towards Central was the upscale neighborhood to live in. Every Christmas they had the big light extravaganza that we would park our car and walk around. Right around the late '80s it started to head downhill. The whole Park Forest, Shamrock Gardens, Oak Forest are areas that were once great places to live in the lates '70s early '80s.

You're right but you know what I meant in that it isn't what it used to be in its day.

It's still considered predominately white according to city-data.

I got out (Shenandoah...lived on the 16th fairway) in '02 and could see it declining already. Went back recently and it was sad. You may not be able to see it if you live there and see it every day, but the differences are alarming if you could see it after being gone for a while.

You're right but you know what I meant in that it isn't what it used to be in its day.
That's mostly because those families grew up. Neighborhoods (especially "suburbs") have a life cycle. They start out with young couples with families and kids. Then, those kids start growing up and moving out. After about 20 years, there are few kids in the neighborhood and mostly older-retired couples. Elderly people on fixed incomes often cannot maintain their property as well as they could when they were younger, so as the homes get older and less fashionable (as well as less maintainable), property values fall. As the elderly people start to die off or sell with the declining property values, ethnic minorities move in. Not ghetto trash, but generally middle class minorities with young kids. As those kids grow up, the properties become better maintained and the property values go back up until many of the minorities are priced out and the old people have nearly died out completely. Then, the real estate agents and the flippers come in and buy up the old peoples' homes, fix them up, and flip them to young white couples and the cycle begins anew.
If you don't believe me, look at the history of Southdowns over the last 30 years.
