One of my rental properties was broken into with tenants inside, legal action?

So yesterday morning at about 2am three african american gentlemen with guns tried kicking in my two tenants back door. When that failed they went away for an hour before coming back an hour later and succeeded in kicking in the front door. But not before my male tenant tried holding the door closed with their couch. He wasn't armed but acted like he had a gun, to which the intruders backed off. When one of the intruders came further inside the property he picked up a fake tree and threw it at the intruders. After which they saw he didn't have a gun and came the rest of the way inside.

My tenants proceeded to get into the front bedroom and barricade themselves inside with the dresser blocking the door. The three african american gentlemen tried kicking in the bedroom door, before giving up. My female tenant crawled out of the bedroom window and ran down the street in her sports bra and panties yelling for help. I live not far away so she came and pounded on my door. After which I came out only to see the african american gentlemen's cars leaving down the road with the cops behind them. The cops were able to arrest 2 of the intruders, while one is still free to my knowledge.

The three african american gentlemen stole about 400 dollars off of their counter and stole the female tenants purse. Damage to my property amounted to a dented back door, a interior door with a foot indention on it, and the door frame on the lock side of the front door busted. About 4 officers came and 2 detectives came to investigate and take pictures. They said the african american gentleman that broke into the property had hit four other properties around town that night, doing the same thing at each property. Side note all three african american gentlemen that intruded were armed and one of them had a AK-47. But to my knowledge they didn't fire any shots

Found out yesterday afternoon that it was my male tenants cousin, along with another of his relatives and a friend who had broke into the property because one of the intruders was low on money and he owed people money. The other properties they broke into were also owned by members of their family.

My question is what type of legal action can I take against the intruders?

eta: The cops didn't leave the property till 6am and I didn't get in bed till about 6:30 am. It was a long arse day yesterday

Press charges, if they're caught, I guess?


Seems like they already broke the law, the cops have been called. What else are you looking for?

Well, you can get a judgment and then garnish their non-existent wages, or you can just call your insurance company if it is that bad.*

no they thought it was some kids messing around.

when they were breaking in the front door the male tenant tried to call 911 but he couldn't remember the address because they had just moved in 3 days ago. He hung up because he was in the middle of of trying to keep the intruders out.

One of the neighbors called 911 apparently

to make sure I don't miss anything legally I could pass up?

I've never had one of my properties broken into so not really sure what to expect going forward legally

For one, evict any of their relatives residing on your property. Unless you want future inside job break-ins.

You might get about 37.00 a month or every other month from the court if you are lucky.

You could civily sue people who are beaking in to houses...thats what we call a hollow victory.
Get higher end rentals, the cost more but your renters are good people.

Wow. Your insurance will probably cover the damage, but I doubt you'll get anything from the thugs.

I would be pretty nice of you to install a couple of extra dead bolts and wire the place for an alarm. Your tenants probably wouldn't mind paying that monthly fee after this.
