What to do with my great realtor...

We have an awesome realtor who is helping us find a house to buy in New Orleans. So far, we have struck out. But we really like this realtor.
Well, one of my wife's future coworkers found us a house (belonging to a friend) that we are very interested in, but for many reasons, they want to just sell it without a realtor. Obviously, our realtor has nothing to do with this great find. Are we totally screwing her if we buy this house? Or is this just part of the real estate game? We are not under contract with her or anything., but I do feel bad if this happens.

If she is truly a good Realtor she will understand but as a former Realtor it sucks when you have time invested in someone and this happens. Nothing you can do about it though. Just part of the business. Maybe in the future just make sure you refer her some business to make up for it.

Buyers agents do not charge 5% so you're wrong.

But the seller is trying to avoid all realtors fees, so we would have to pay our realtor for the house we lucked into

I wouldn't use a buyers agent for a house I found through a friend anyway. I was just correcting his posts.
Like I said, just be up front with her and make sure to refer her business in the future to show your appreciation.

Offer the realtor to join you and your wife in threesome, she's gonna be so freaked out that she's never gonna wanna see or talk to you again, hell may even file a restraining order against you,and boom problem solved!

You misunderstood. If a house is listed then yes that money is built into the sell and the rates range from 4-6% which is split between the two agents but just a stand alone buyers agent does not charge a full 4-6%. Not unless they have dumb buyers or are doing a complicated commercial transaction maybe.

frick no, you don't pay her for buying a house that she had nothing to do with.
If she had found the house, then there would be a moral dilemma. Tell her you are buying a fsbo house and thanks for her help.
