Not an obama or landrieu fan but how is it right for FEMA to move the goal posts on those in zones X and C that will never flood to now rezoning them to zone AE?!

I played by the rules and intentionally stayed away from a flood zone. Soon I will be in one.

Safe to say you are in great company here. I would tread lightly on other boards here, however.

Simple. This is merely taking more from the working man to cover the expenses of the ones that do not work, IMO. Today's generation has completely lost its way with politicians such as BHO and Miss Piggy. Kids these days view their lawn mower as a crew of Hispanics that stop by once a week.

End rant.

Did you see this part, 4LSU2?

What if I just decided to rezone your property to now reside within in a flood zone today even though you intentionally built outside of a flood zone over 11 yrs ago?

You are misunderstanding my first post. This is complete and utter bullshite by the federal government, IMO. I hate those commie bastards.

The same bill that they passed in 2012, they repealed two weeks ago. This wasn't Obama's mess to begin with. Google Biggert Waters 2012...and check out that voting record.

Happened to me, I got put in a flood zone on a piece of property that has never had standing water in it outside of a lowspot in the yard that makes a puddle. Now I have to have flood insurance, it's total bullshite.

I assume y'all have done a Letter of Map Revision, right? You have appealed to show that you aren't in a flood zone?

That's what was happening out in Venetian Isles. Of course everyone knows its a flood zone out here, but we all either built or bought houses built above the BFE (ie, playing by the rules). The remap with higher BFEs would have quadrupled the rates out here.
The way I understand the new regulation*, any primary residence built above the base flood elevation will be "grandfathered" or insured as if it is above the BFE, regardless of map changes. The new maps will mainly apply to new construction.

*I've been wrong before and it could happen again.

Flood zones can change. As you develop in a watershed, you can change the hydrograph of any given flood event by increasing the amount of impervious surface.

ie, the more cement you put down, the higher the water will get.

One way they determine this is to just wait and see what happens when there's a really big flood. When it floods up past where it ever had previously, they change the map.

Absolutely true. In my area, I know there is less marsh, and less high ground, between us and Lake Borgne than a decade or two ago. I also believe that the closure of the MRGO funnels more water out through the Chef Pass area as it fills Lake Pontchartrain during a storm.

My left brain understands that flood risks can change over time; my right brain thinks its not fair to raise my insurance premiums.
