Considering buying a home in Copper Mill. Good or bad idea?

I really like the area and feels like it would be a great fit for me and my family.

However, the steep HOA fees ($750 annual plus whatever golf would be) and financial stability of the golf course concern me a little.

What does the future hold for Copper Mill?

What says the great MT?

HOA just bought the golf course. Not sure how that will go. The persons that caused the instability of the golf course are out of the picture and that is certainly a good thing. It was almost another Jim Tanner/Bluffs type situation. In fact, if that transaction did not happen, I'm almost certain it would have been closed down in the next few months.

As far as the neighborhood, there is a filing that was sold off to a mass builder (Level) a while back. There is some thought that those houses will pull down the value overall. I don't care for the way some of the people tend to act out there, but I'm sure its no worse then any other upper middle class neighborhood in this country.

In and around Zachary, I'd look to the new subdivision being built on Rollins, Sunnyside/Beaver Creek (or the Plains in general), Mills Pointe, Richland or Pin Oak (all on Pride-Port Hudson). Those are the targets for my next move.

If golf is a big deal I would lean Beaver Creek over Copper Mill because of the uncertainty.

ETA: To the point I think you are wanting -- no I don't think the value of houses in the neighborhood will drop wildly for any particular reason.

Are you looking in the new part where DSLD is building or in the back part? They are starting to build homes in Americana now and Don Hunt who is a big builder in Zachary just started a new development on Rollins Rd. The home prices have been stagnant from what I can tell and a lot of people got pissed when the original developer sold the front lots to DSLD.

I think I am going to buy a lot in Don Hunt's new development and build there. My Dad had him build his house and was very pleased. Don has assured folks that he will not sell out to track builders.

Haven't settled on which area of CM yet. One of the houses on the left side of the pkwy that we liked is no longer on the market. Don't think it was DSLD, though. Should I avoid DSLD listings all together?

I saw Americana on the way in. Does this subdivision have a name yet? Golf is important but not a must.

Looking to do the same down the road. And Don is someone who can be trusted.

Well, there is this perception that the large tract builders are not as good as custom builders for any number of reasons - quality is not as good, may only have a few floor plans, etc. I'll withhold what I think because it doesn't matter. This perception definitely affects value and ability to sell in a place like Zachary where we did not have tract builders at all until the last 7 or 8 years.

$750 is not bad at all for what you get. I live in another Zachary neighborhood and pay $300 for basically getting the grass cut. We have been watching Americana though. The Y is nice and I think the neighborhood will take off.

The lot sizes have a lot to be desired, and the drawings I have seen have not been amazing in my humble opinion.

The Y is a nice feature of course but I'm wondering how well things are going. Weren't the first houses supposed to be done last spring? It's taking a long time to get off the ground.

Would many people want to buy until they name some of the retail places that will be there?

The two houses going up in Americana right now are $173 and $177 a sq ft. I just don't see people paying those kind of prices this early in the game.

Hi I'm new to this forum but am needing some information about the developer of coppermill Tony Bruce. Can anyone give any information regarding his residential construction quality? I haven't been to impressed so far.

How sustainable the quality of the Zachary school system is going to go a long way in deciding the future of Copper Mill and Americana, so far it has worked out well

I don't know where you live now, but a friend of mine lives there and his property is pretty high for the area. I know it is a nice area, but something else to factor in.
