Think I could trade 14.5 acres of interstate frontage in albany for some.....

Jam up deer hunting land? It's actually my dad's land, but we're interested in trying to find some really good hunting land. It's interstate frontage and would be perfect to put rent trailers on or clear and sell in sections. If Albany ever develops more it would be a great piece to own. It does need some work and clearing. Do you think anyone would be interested? We'd be willing to throw in cash as well. He had an offer of $17,800 an acre last year and turned it down because he doesn't need the money. He's just sitting on it.

Even if you got $20k/acre you're right under $300k. Would probably need to add another $200-$300k for a jam-up spot.

You could definitely find some hunting land in the $300,000 range, but if you double that you have way better options.

Have y'all thought of developing it yourselves or leasing it out?

That'd allow y'all to build up some cash while sitting on the land and letting it appreciate.

If you're serious about it, you'd probably be better doing a 10-31 exchange.

A friends father did that. He inherited some land, cleared a few acres out and put trailers on there, and he hasn't worked since.
Has made great money doing it.

Yeah we have considered that, but prepping the land, buying the trailers, and dealing with the people has him cautious. He is in the process of buying a excavator to do a little work around the house with and then flip it, so I told him now would be a perfect time to do a little work on the land.

We actually live in French Settlement and are hardly ever doing anything on the land. He bought the property years ago andhas been sitting on it. He's turned down $12,500 a year after he got it and the offer he had last year, he's just sitting on it.
