What's the average % a builder chargers for a house?

And more than that if building for assholes or know it alls I.E. Engineers.

well if they would actually look at the plans and put the right outlets on the correct wall, I wouldnt have to double check their work everyday. Oh and just frame random windows. smh

I'm sure your builder loves working with you.

I know a builder who does strictly cost plus 10-15% contracts but they are mostly spec homes that get sold within the last month of construction so no changes are made. If he does a custom he will generally add another 5-10% depending on the size of the home and the people involved.

FYI he is getting a kick back from the subs he brings onto the jobs. No one is making it getting 10-15% on spec houses when you factor in the overhead of just owning a license.

10% of appraised value includes the lot. not to sound like a smart-arse, but appraisals include lot value.

I have a builder overseeing the whole project in which I am the legal contractor. I pay him a set fee before the house is started in monthly installments which came in at less than 10% of the whole project, I pay the subs directly and he encourages me to find the best prices possible. Ideal situation on a 100% custom house.

no shite. and hire at least one translator. my dad just built a house and it took three extra weeks because the mexicans didnt understand what my dad was saying (even though they said si si si).

that's another option i didn't mention. HOWEVER, some unlicensed builders do this.

My reason for the question is what do you do if you are building for a guy who has, 2000 acres, how do you calculate the land value or as you say it, the value of the lot?
