My parents are looking to get some land to retire on. Maybe 10 to 15 acres is all, and they would prefer cluster land as opposed to heavily wooded. My Dad fishes but doesn't hunt, so having a lot of game present shouldn't factor in.
What is a ballpark price per acre for land like that that isn't too far from a decent town or hospital? They're looking at east Texas, either towards College Station or Lake Livingston. Some land they found earlier was something like $9,000 an acre and I thought that was insane. I've seen solid hunting property in the paper for closer to $3,000 per acre.
ETA: Apparently south/central Oklahoma is in the running as well.
