Questions about getting some acreage and putting a house on it

My parents are looking to get some land to retire on. Maybe 10 to 15 acres is all, and they would prefer cluster land as opposed to heavily wooded. My Dad fishes but doesn't hunt, so having a lot of game present shouldn't factor in.
What is a ballpark price per acre for land like that that isn't too far from a decent town or hospital? They're looking at east Texas, either towards College Station or Lake Livingston. Some land they found earlier was something like $9,000 an acre and I thought that was insane. I've seen solid hunting property in the paper for closer to $3,000 per acre.

I assume you're looking for someone with actual knowledge of that area, otherwise your question is way to broad. For example, a nice tract of land in my area, 15 minutes from downtown Covington...$9000 an acre is a steal. I've seen 4-5 acre plots for around $10k an acre here but totally unbuildable unless you want to build a 20' raised house. Sorry I couldn't be of much help. You actually might have more luck on the Money Board. Real estate is a popular topic there.

Farming land is start to really jump in price. Hedge funds are buy up ag land everywhere around here and on up the MS river. Heck farmers in IA are selling land up there for record prices and buying land in MS

Yea, too many variables. I bought some land recently for less than 1500.00/acre. Within 25 miles of the property is a 3/4 acre lot on the lake for sale for 250k. Land prices are completely about location, and amenities.
If they have cash and focus on a particular area, bargains can be found but it takes a lot of looking.

My grandpa sold a 15 acre tract he had north of Covington for 15k an acre right after Katrina.

Also keep in mind if you parents are financing that banks tend to do some screwy shite about acreage. My dad had a hard time building his house because it was on more than 5 acres. I also bought 7 acres of undeveloped land and couldn't get a conventional loan.

Just bought a lot that size along the coast south of Tallahassee. $3,800 an acre but half is wetland set aside. But most of that is a 4 acre lake. There are 4 salt water boat ramps within 5 miles, it borders a wildlife refuge, black bears are not unusual, and there is a deer stand on it. We bought from the bank that foreclosed on it. The catch is the flood zone it is in. If we ultimately build our retirement home there it will have to be elevated 12 feet but because of that and recent coastal flooding land is cheap.
BTW we live on 9 acres of very pretty, hilly, woods in rural Georgia. The land was valued at $3,900 an acre.
