The house is a foreclosure listed at 209,000. Needs new appliances and a few other minor things. Its been on the market for 7 months.

What would the MT regulars offer???

2400 sf. Livingston parish, Denham Springs, Forest Ridge Subdivision

This is the House. Its actually listed at 209 not 215

Need to know the comparables in that area. What are similar homes in that area selling for? ie, price per square foot for similar homes.

Knowing nothing, just for my own entertainment, call agent, see if there is an offer. If not, get inspection before offer. If minimal defects, offer 185k "as is" and tell them you like to apply for loan thru them for financing

I'd offer $178k with the idea that I would probably split the difference and end up somewhere around $193k

I think you should ask your mail man

He has the same amount of info on the house in question as anyone in this thread.

I'd bet the farm my initial higher offer results in a cheaper purchase price
