Offer to buy adjacent strip of land behind house


I received a letter in the mail from a realtor representing the owner of a small (35') strip of land behind my house.

I think this strip is previously encumbered with a drainage servitude and am going to verify this. Given that and the non-usefulness of this property to anyone other than me, how would one go about valuing this strip.

Not sure I want to get an appraiser involved, as an appraisal would be about 25% of the asking rate.

Find out how much the seller is asking then offer half.

Tax costs? What is it valued for this purpose. Could be very low and be a bargaining chip for you.

It's zoned residential, but again it is generally unusable to anyone but me.

I would assume 4-500.

Adverse possession laws say if you build a fence or upkeep the grounds for a certain amount of years and they dont utilize it the grounds become yours. Just take it they arent using it and is an inefficieny allocatipn of resources

Adverse possession laws say if you build a fence or upkeep the grounds for a certain amount of years and they dont utilize it the grounds become yours. Just take it they arent using it and is an inefficieny allocatipn of resources

Assuming he is in Louisiana, that is 30 years. Then you have to petition to quite title, which means you are probably dropping 3k+ on an attorney if there is no one to dispute the the claim.

Context clues say they offered to sell for $2k. If I was him, I'd just offer a firm $1k and be done with it. Russian has the right idea here.

Thanks for the advice.

One last kink. The area used to be a large open drainage canal and the Parish put in pipes and filled it in. Now it has become a playground for kids on 4 wheelers and such. The realtor said the owner wants to sell because he doesn't want the liability.

I almost want to offer a nominal fee to take the liability away from him and tell him I will extend my fence over the property to limit traffic through there (I am a corner lot and easy access for the kids) since I do not see him selling all of the pieces.

Till one gets pulled into court. That is when one will pay big time for said land. I had someone try this crap with me. Even after 30+ years, I got back said land and they had to pay all fees. So don't think one can just steal land.

This. Very very slim chance even after 30+ years that someone will ever win a court case to take someone else's land
