WWTOBD, Hunting Land Edition.

I agreed to let a guy hunt my families land with me last year. It was towards the end of the year when we met up. The stipulations were that he was to help do work as far as clearing shooting lanes, etc. He also said that he would buy a couple of ladder stands to put up on the property. As of now, he has only split the cost of bush hogging, and put out a few bags of corn. He never lets me know if, or when he is hunting the place. If I call him to ask him to move a camera on the property (he lives 15 mins away, I live an hour), he never answers, or returns my calls. Should I let him finish out the rest of the year? Or tell him to enjoy public land the rest of the year?

I'd probably let him finish the season unless he did something else to piss me off.

Just let him finish out the year...don't renew....he lives closer so he might have a vindictive streak and vandalize your property (if any). When you don't renew...keep it friendly so as to not start a war with him...people can be assholes sometimes.

Is the property secured in any way? Like a locked gate on the road?
It'll prob piss him off to kick him out mid season.. and even then what are the odds that he will break in and hunt anyway since he knows you are from out of town?

This is a Red Line (the Trump kind, not the Obama kind) and totally unacceptable. Even if he were your brother and owned a 50% interest in the land with you, communication about who is coming and going, and when, and where, is absolutely essential for the safety of everyone.
I would send him an actual letter telling him the rules. If he doesn't follow them, tell him to leave immediately. If he comes back, have him cited for trespassing.
In the meantime, get a cheap insurance policy if you dont have one already.

Let him go ahead and finish out the season, but just tell him that some other relatives have decided to hunt with you next year and that you're sorry, but his lease will expire at the end of the year. That way you can kind of put the blame on something else and act like you have no choice.

I get yall's points on accidents, but that is not really a concern to me. With it only being 100 acres, we park in the same area when we enter. My concern with no communication is that if he hunts it Tuesday, Wednesday, Thursday, with it being such a small property, I don't want to go sit in the same areas he did.

It really should be, but I understand your concern as well. Not hard to push deer off that small of a tract if people are always running around in the woods. Good luck

And something I didn't do, is have him sign a lease. This was just a verbal agreement that I would let him hunt it with me, if he helped me better the property. So far, he hasn't. Hell, as of right now, he's still using one of my Summit climbing stands. He's probably spent a grand total of $300 since he started hunting the place.

I'd probably wait until after this year, but would put and end to that bullshite. Some folks will try to take over if you're nice. he might be running a guide service out there or some shite. What' super shady is him not answering your calls. This dude probably thinks he has leverage on you since he's spent money, so be prepared. Lesson - just be an a-hole and don't let other people hunt.
