Wish they had a listed price. It'll probably make a hell of a comp.

He didn't accept my bid.

ETA: I imagine it will be in the $20mm range

Goodness. I can't imagine what he's buying if he's selling that.

Wild quail AND 18 duck ponds - with 250 acres green timber. That is nuts.

I imagine it would take about 2800 acres of extremely well managed property

An outdoor writer with Field and Stream said he guessed it was priced at $3000 an acre which would bring it to around 9 million but you'd pay that for unimproved bare land so his estimates are likely very low

Yeah, that guy sounds like he doesn't know that is is probably one of the best managed hunting properties in the entire south.

Guy I use to work with has hunted there a few times. He said the deer population is incredible.

My family has property about a mile from this location. It basically looks like a big CRP field when you pass by it. You can't really see much, but you can tell it's kept up and would be excellent hunting.

I'm sure with all the baller operators on the OB we could pool funds together and put an offer in. Lets make it happen gents. Even if we default on the load we'll get a season or two out of it before the bank completely takes it over.

I like the way you think. We can do it in an LLC so we're all protected. Sign me up

I wouldn't pay that but...

Its pretty common in parishes and counties along the Ms Delta

$4500 an acre for 504 acres with 50% of timber already cut
