Incorrect. That would be covered only if the damage happened DURING the flood. Since most of our damage is post flood and has to do with land shifting, it is not covered. Trust me, I had to call my agent back the next day to apologize bc I felt so bad for how badly I tore into her when she told me that.

yea I'm sure it wont be any better next summer if issue isn't resolved.
I grew up in port Vincent and know the area well and have dealt with the floods. luckily my parents place doesn't flood. I couldn't believe they built them houses in that curve. its crazy because two or three houses down from you they are fine and have plenty of land left. my buddies dad owns the last house after the curve with the launch next to the pipeline

Yeah it's crazy. The river is changing course and there is absolutely nothing anyone can do about it. In 10-20 years there won't be houses here at all. The whole neighborhood will cease to exist if the river keeps changing. (Which it will)

Hopefully, I just feel any more high water events will just force the river to continue its current change in course, which would cut the neighborhood in half, with the back end either becoming an island or ceasing to exist. It would basically cut under my neighbors houses and come out around that pipeline.
