Not doing all of that.... but you need to winterize it now. Fertilize and pre emergent. Get on planttec's email list and they email a letter every month letting you know what to do. I follow what they say and my yard has improved over the last 2 yrs. it was a shite show when we got the house. Still is in some places, but it takes time. Especially when your neighbors do nothing except cut. I buy enough stuff to do my yard and their front yards now.

Yup. Nice people. Family owned. Their plants and products are a tad more expensive than the big box stores, but you get good help from people who do it for a living. Not someone that just needs a job.
