Not planning on doing this anytime soon, but the Mrs. and I are contemplating moving the family unit out to the 50 acre farm in the coming years. Got me thinking about what I’d want just from an outdoors perspective. I’ll definitely have a shop catered to my bow addiction, safe room, outdoor kitchen of sorts, etc.

Curious what ideas or “wish you would haves” y'all might have come up with over the years or things you’d also like to do one day.

Under cabinet lighting in the kitchen.

We like having a trash compactor.

A media closet that is easily accessible.

I would probably go with a hot water circulation pump to get quick hot water to any faucet if it is a house of any size.

Attached storage would be nice as well but not a must.

I would want gas appliances, so knowing I have gas I would want tie-in points outside for use with things like burners or a grill.

That is just a quick wish list that popped into my head.

1. Large Ice maker
2. Outdoor metal sink for cleaning small game or fish
3. Screened in porch area, bugs suck
4. Pressure washer for bikes and concrete. Things stay muddy in the country

Good luck with your decision. We are making the move within the year and these are some things that have been huge even when the dream plot was just a camp.

not really "must haves" but "damn, sure would be nice"

a shop
a big laundry room with access from outside
a big kitchen with access from outside
a walk-in vault
a walk-in cooler to hang meat
a smokehouse
an large ice maker

My next place is getting some form of a sauna.

Cold dip would be optimal as well.

Gigantic shop for me to do as I please with. Wife can do whatever with the house. As long as the HVAC and plumbing is correct, and I can have myself and all my shite outside in my own shop, I don't care about the house.

I'm getting my house gutted right now. Outside has new siding done. The inside is just 2x4 framing.

I'm putting in a new window that allows me to cover a dead area. I'm also converting an office into a full blown armory.

We split time between Nola for work and family acreage in MS, only being there part time has made me pretty good at this game while daydreaming at work about giving them the finger and heading there full time.

Things that I have now and couldn’t live without;

60x30 open shop/barn on a slab with tool room/workshop on one side, outdoor kitchen on the other, and drive through in the middle. The kitchen is pretty basic but has a full size fridge/freezer, 4x10 island with sink, and allows for the green egg to sit close. Outdoor fridge is one of those things that once you have it you’ll never go without, it’s awesome to be able to prep/smoke meat out there and have a case of white cans handy. Gives me a place to process my deer and not have to rely on icechests entirely or hear about how the inside fridge is full of sausage tubs.

Basic 8x10 shed for yard tools with lean-toos off both sides for firewood and zero turn. Wouldn’t change a thing.

Potting shed with half poly roof facing south for starting seeds, keeping garden shite. Works great for the size it is.

What I wish I had and plan to build at some point;

Modern steel shop with roll up doors, 240V, and with at least a wall fan if not full A/C, dedicated to woodwork and fixing motorized shite with a climate controlled bow/gun/reloading room in a corner, lean-too for tractor and implements.

Larger greenhouse with solar power for heat and powering drip irrigation.

Pole barn open style covered lumber storage with a solar kiln off one end, and eventually a mill.

What I’ve learned;

The problem with the big barn is it is the place to do prettymuch anything, so it attracts all the clutter from everything. Once a few saws and a drill press made it into the tool room there was no place to work, so I drag that stuff out into the drive-thru portion to use it, then have to put it back. With a larger dedicated shop the tool room would become a mud room for hunting stuff and fishing tackle. If the budget allowed I would have standing structures for each thing that needed doing: cooking/entertaining, processing deer, working on mechanical shite, woodworking, gardening/planting, etc. Spend the money on weatherizing/pressure treated lumber up front, it is an absolute pain in the dick to have to replace things that were built less than 10 years ago, and to chase plumbing leaks every time it freezes.

Edit: I missed the outdoors things, but still, good things to account for. Outdoor wise, I just need a big arse shop to keep all my shite .

I hate these threads. We had our house built a couple years ago then these threads pop up with awesome too late ideas.

Things I would look for/add:

-Make sure you verify how tall you want walls. We just told out builder, "No, 8 foot walls". Well my wife in her head thought that meant automatically 10' walls. Turned out we got 9, and that was a aggravation from hearing the nagging about that. It was too late to change it up. I love it, but she wanted 10' in the living, kitchen, foyer. Just be concise when making plans.

-When you get your floor plan, account for furniture in the living space when you see dimensions. Account for walking paths as well. I feel like this is way overlooked. Or living shrunk big time when we added couches, chairs and left room to walk around.

-Under cabinet lights is a must, should be standard honestly.

-I added a small bar area as I didn't just want my booze in the cabinet above the fridge. That is if you drink/entertain.

-Light dimmers, we only have 2, but I want them in damn near every room

-Patio space. More concrete is always better. Even if it's not covered, add some concrete, trust me.

-Master closet space. Just verify the master will be big enough, I ended up having to add another closet as I knew my wife was going to fill up the 1 main closet. I'm not fighting that for the rest of my life.

-Something I really should have done was add an outdoor storage closet. Whether it was big enough to hold kids crap, or if it's big enough to keep the mower/pit/everyday outside things.

Probably a few more that I'm missing, but those are the ones that stood out.

Basically my sentiment with her.

These are all great. Keep em coming. Knew y’all wouldn’t disappoint.

Big ice maker is a great one.

We built years ago. One thing that I did when built is now a “must have” for me going forward.

I have a hot water faucet next to cold water faucet by garage. I hunt and fish a lot. Hot water melts mud off waders, boots, 4 wheelers etc.. unbelievable.

Rinsing off fishing reels, washing out coolers, cleaning out the boat is awesome. 35 F outside… don’t give a shite when you are using warm or hot water to clean up outside.

So inexpensive to do and useful. HIGHLY recommend.

outdoor hot water for cleaning up in the winter, or washing the dog.

edit: guess I didn't read far enough down before responding.

Our builder actually forgot to install this but when it was all said and done, we didn’t feel like it was necessary at all. We ended up just having them credit it back instead of having them install it.

As far as must haves go…

-A mud room is nice. You can get really fancy with them but just having a dedicated place to take off and store shoes, boots, etc. is nice.
- Whole home water filtration/softener system.
- We have a decent sized back porch area, but I wish it was bigger because it starts to shrink when you add stuff. Go bigger than you think.

Me too… It’s now on my list for a future project. Which reminds me… Plenty of attic space to work in is a must have to me. The majority of my attic is a repairman’s dream.
