We've built a 4'x8' stand and when the roof was on, being built at the house, I slept in it one night and it was very comfortable.

You can get your $1400 back if you open it up to air bnb

Your house looks great. I see the windows and was wondering how well they work. I tried some of those deerview windows and they broke after a couple years.
So I made windows for mine that are 1/4" real glass (plexi scratches and turns yellow). I bought PVC 1x4's from Lowes and ripped them in half then used my router to cut a 5/16"groove in the plastic. Drilled pilot holes in the edges and screwed to the house. The glass slides up and down the slot quietly and easily. I made a wooden stop that attaches beneath the bottom of the window casing (acts as a shooting rest) I cut another groove in that wood block and used a bolt with a plastic stop nut .
I gently push up on window to take weight off the wooden block and slide the wooden block away from me and the window will slide down. I made another stop that I covered in rubber to hold the window while I was shooting.
If you are careful when your route out the pvc you can get windows really close to the wall of the house. Mine are close enough wasps cant get into the house. I spray foamed everything else and I dont have to worry about nests on opening day.
I left the groove on the PVC open on the top so I can slide the window out of the plastic holder and clean them. The glass needs the edges to be polished so it does not grab the plastic. Plus I will usually rub a little gulf wax on the edges when I am cleaning the windows prior to season.
They work great and really help keep wind out and my scent inside the box.

Whatever roof you put on whether it be tin or plywood, paint the underside inside the stand. You'll be surprised at how that helps with noise retention. We've put the foam tiles down on the floors and talk about an easy in and out with minimal noise.
Also get some camo blind material to cover the windows because deer look at the stand all the time when you're not there. When they see open windows, they won't stop looking at you/ the stand. Silhouette your head with open windows
