Garage Door Help

Maybe more appropriate for the OT, but figure I'd get more help here.
Gf's condo garage door is hanging up and will not open. Maybe I could fix it but do not want to find out in the middle of it that I can't. Any recommendations on local places of people/companies you trust or have bad experiences with in this area?

Check to see if the spring up top is busted.
Im in NWLA but have been very pleased with Overhead Door.
The spring was busted on mine and it was only like $90 parts and labor included.
They also came out and installed a completely new belt drive unit for $300

It will be in 2 pieces and have zero tension on it.
You can grab it and shake it around if it is busted.

Broken spring is a possibility, I guess. But this has been an intermittent problem for a few months that for some reason would get better. Now, it seems to have finally got the point that it won't open all the way.
I think the alignment of the runners is off. I measured various spots on opposite runners and they are different heights.

Post symptoms. It might be something as simple as the lasers got hit and need to be realigned. Does it go up all of the way when you pull the string and unlock it? Does it go up and then go back down?

Noted, will not mess with the spring.
Symptoms - opens anywhere from 1-2 ft and then stops, doesn't close and motor shuts off. Like I said, has been intermittent for several months. Would do this a few times then open all the way. Today it has done it for several hours without opening. I can disconnect the connection from the door and I can manually open it. And with the door disconnected, the system will move the normal distance.

Circuit board is probably screwed up.
If it is a newer unit, they can replace the internal electronics for pretty cheap.
If an older model, you will have to get a new unit if that is the case.

Condo is approx 9-10 yrs old

Not from the area, but had a similar issue. It was all wiring and the spring had popped when I was backing out headed to work. Cost $230 and about 30 min to fix. Good luck.

i've built over 200 houses/condos with garage doors. the first thing i'll tell you is DO NOT JACK WITH THE SPRING. there is a whole lot more tension on this part than you expect and you can really hurt yourself.
clean/wipe off the tracks with wd or something similar - rem oil is good. also spray it in the wheel bearings that run on the track. next, make sure the sensors at the bottom of the tracks are aligned correctly. you should see a green light on one of them.
remove all large metalic objects from the area of the sensors.
if all above dosen't help, call a service tech. u prob have a bad circuit board - not too expensive.
fyi, u are out of warranty.

I would check the force and travel settings on the opener itself. Get a ladder so you can see the side of the opener (sometimes its on the back) Usually a flat head screwdriver is used to adjust. There will be three holes - Up, Down, and Force. Try to note where the setting is before you start. Adjust the force one a little bit to the "+" side - half turn or less - and try the door again. Repeat till door opens properly. If that doesnt work, set it back to the original position you marked before hand.
If this works, the sping may have slipped and lost some tension rather than being broken. That would make it harder to open, but not extremely hard.

This happened with mine a couple years ago. Then last year a spring broke. I damn near shite my pants, and was glad I was in my vehicle when it happened and hadn't got out before closing the door. I ended up replacing both springs, and then had to readjust the settings on the opener. It can be quick, or it can be lengthy and tedious. Mine was opening just fine, but closing, the door would get about 6 inches off the ground and stop. I adjusted, and then it would slam into the ground and reverse itself, opening again. You have to find that sweet spot where it closes all the way but not hit so hard it thinks there is an obstruction and opens back up.

Take the advice and stay the hell away from that spring. We were in my dads garage with when his broke. Holy frick I shite myself just about.
