Finding Property Markers to put up Fence

Any advice on finding the iron rods set to mark property lines? I have the final surveyor's certificate, but can't accurately find the rods. I've tried a metal detector, but am getting beeps in places not completely accurate with the final survey. Any tips would be appreciated.

Also don't be surprised if the survey crew put the damn rods really deep. I have seen them on the surface to 18-24" down depending on where the rods are located.

You may have to really dig. And once you find one you can tape the others out.

If you have a survey plat it should tell you everything you need to know. Either the corners or some offset distance from the corners should be marked with some sort of ferrous material. The beginning and ending of a curve also has monuments so if you have them don't confuse them with the corners. The plat should have open or closed circles showing the location of the monuments and a description of each one.

Common items are IR for iron rods or rebar, IP for iron pipe. FD means he found the marker and "set" means the surveyor set the monument. Common sizes are 1/2" diameter by 18" long but can be larger. For example "FD 1/2" IR or Set 3/4" IP.

Generally the top is set at ground level or a few inches below, but can be deeper. There should be a distance from one side of the road or half way across. Common full distances for streets are 40', 50', 60' but may be different. If you know approximately where your property line is measure from the center line of the road the half distance, in the example above it would be 20',25' or 30' toward your property and along the property line. Using a metal detector look in the vicinity. If you get a reading dig what looks like a funnel to expose the monument.

Once the first one is found use the measurements shown to locate the others.

I had a survey company come locate mine for $250, had multiple irons at different intersections of adjacent property and figured money well spent instead of me digging around for a day or two. One iron was small and rusted out so they re-shot it in and dropped a new one in.

You said you have a surveyor certificate. Call who ever prepared it. $500 is cheap.
