Woodridge Subdivision off Pecue

There's some property off Pecue that backs up to Woodridge subdivision, does anyone know who owns that property or if anything will ever be developed there?

Im assuming you are talking about the Kleinpeter land that is after Woodridge?

I believe you are talking about the pasture between Woodridge and the interstate. There is a development called Pecue Place PUD that is approved for that property. It is a commercial development with a mix of heavy and light commercial uses.

I'm sure if they ever put an exit on pecue, then there will definitely be something built on that hay field.

Along with the Picue interchange that will be going in there as well. That part is currently in evelopement

I agree with you on this one Paul. Why would I want to have the same $350k house as all of my neighbors??

It's true. 350 on the low end. Some are closer to 400k. Give me the charm of an older more established neighborhood if I am going to pay over 350 for a home.

What a disaster the traffic setup is over there. Probably 300 houses with one way in, one way out onto Pecue and no light. God forbid you have to make a left turn out of there at a high traffic time.

Its amazing to me how much Kleinpeter land there was at one point. They've donated and sold so much land it crazy.

There are two entrances but yes, its got to be a cluster leaving that place. Just wait when the off ramp is built. No thanks.

That ideal might work for you but it's not universal. Some folks don't want a house anyone else has lived in. Some folks don't want a house that has dated architecture or interiors or mechanical systems. Some folks want a house for a relatively short period of time (< 4 years) and want as few issues with it as possible. That agenda would probably not lend itself to a twenty or thirty year-old house where the roof or HVAC or kitchen appliances could be at the end of its useful life.

I'm personally not scared of those issues, four years ago I bought (for primary residence) a twenty year-old home in an established neighborhood. I knew beforehand that I'd be in for HVAC replacement and drainage work and flatwork replacement outside and used those issues to knock down the seller's price. Not all buyers are savvy to foresee these types of things or want to deal with those types of issues. With a new house, a buyer could have some recourse to address those types of issues.

tl/dr: There's an arse for every house in every neighborhood.
