Depending on the property and how much he puts down. Co-signing for 4 figures up front is not a bad gamble if you like the property.

Actually if the guy is a student and doesn't have a long employment history or hasn't lived in the area/has no ties to the area, it's possible. Home lenders have to look at way more than just the score.
Dude just needs to wait though and keep saving his money.

you can't get to 780 without years of good/repaid debts and accounts. Hard to get over 750-760 without at least a fully paid auto loan and a good standing mortgage.

This. If you are an investor it might not be a bad deal for you.
Side contract for damages and liability. Still require them to carry insurance on the loan.

I don't remeber the amount of time living somewhere or community ties being criteria for a home loan approval.
With a 780, all he needs is two years of verifiable income for FHA (which he should have since he claims his credit has been great for 10 years, implying he's paying debts somehow). If he doesn't have that, then he doesn't have the ability to service the mortgage.
