Funny thing about the Baton Rouge economy is that it was thought to be "Recession proof". I guess the oil bust slowly trickled its way down to us.

He always makes money. He just screws his subs and investors. I personally know two small businessmen that were bankrupted when Spinosa didn't pay them for substantial work on Perkins Rowe. Seriously not sure how he hasn't been killed.

Little known story, Spinosa built the chilled water plant for Perkins Rowe on a separate piece of property under a different loan and company title. He waited until Perkins Rowe was bought by the new owners to spring that info on them. They refused to pay his exorbitant ask for service or to purchase the property so he shut down their A/C for a week one July. They caved and paid him millions for the plant. He has money. The thing is, the only reason he would have done the whole two loan/two companies thing is if he planned to pull that stunt from the beginning.

Sounds like a slimeball. Isn't there a building on campus named after him? I got my MBA at lsu a long time ago and I swear I remember a spinosa building or am I wrong?

Lack of development-appropriate land that isn't in a flood zone.

Until they gentrify the parts of North Baton Rouge that didn't flood and build a loop, they will pack as many houses on high and dry plots that are close to the employment centers.

this is simply not true.

The flood has had little affect on increasing non-flooded home values.

i live one block away from Rouzan. We actually walk the neighborhood plus the roads they have built where the new development is going. I love some of the houses in there but you are right... there is literally no yard for anyone living there.

I was really thinking about buying there but to not have a yard with a dog is a crime

It is RELATIVELY recession proof due to all of the state government and university positions. However, the collapse in oil prices caused a collapse in state government revenue, triggering budget cuts, layoffs, and a hiring freeze. Much of BR's rental market is driven by college students. The loss of TOPS for many caused students to switch from renting to living at home and committing. The medical sector was hit hard by the closures of EKL and the BR General's ER, both victims of budget slashes.

The BR industrial construction industry boom remained strong as oil & gas collapsed, but the collapse in the price of gas and later tax increases and regulatory changes by the Edwards Administration have put many industrial expansion projects on hold, so now the boom is winding down.

Also, don't forget all of those small businesses that were flooded out and destroyed.

Finally, the civil unrest following last year's police shootings paired with a new SJW administration in the mayor/president's office has scared a lot of investors.

Basically, a perfect sh$t storm had to align, and did, to derail BR's booming economy.

Forgot to mention Jindal left the state in shambles and left the state in a massive budget mess. That alone will scare companies.

Buccees was suppose to build but I'm guessing the flood scared them off.

Yep, he absolutely did. Jindal basically left a dumpster filled with combustibles, the oil plunge lit it on fire, and Edwards has done nothing but pour gasoline over it.

After that fell through I read on here that Buccee's was looking at land in Lafayette at the Louisiana Ave exit. Has anyone heard anything else about that?

Id say the flood really had nothing to do with their decision. It can flood anywhere. The political climate in this area would be more of a deterrent to me.

IIRC, they abandoned all their plans in Louisiana.
