What's the latest on the Rouzan development

I just drove by there and there is earth moving equipment sitting there, probably on rent, that has literally not moved in 3 years. Lame attempt at trying to present the appearance of an active project. The Info trailer looked to have a few cars in the lot.

Developers, don't remember name, did Perkins Rowe and where shady I remember.

No clue. Seems like more and more projects are being downsized or scrapped altogether lately. I thought the economy was doing better and credit wasn't as tight as once was right after Great Recession.

500K+ houses built 10ft apart from each other. I stopped looking there when I found that out.

Nope. When Spinosa got booted from Perkins Rowe he moved his entire business into those trailers. But he told Zoning they are "project trailers" for Rouzan to evade the legalities. Not sure who he bribed to pull that off.

I went into four new homes in that neighborhood off Perkins between Bluebonnet and Siegen over the weekend. All four are over $1 million each. With zero lot lines. What is happening in Baton Rouge to call for $249 a square foot?

Yeah I wouldn't buy in there. If you're paying over 500k for a house...frick if youre buying any house....zero lot lines are a fricking scam.

An apocalyptic flood that destroyed most of the suburbs and 1/3 of the housing in the city. The meighborhoods that didn't flood now fetch a huge premium.

The economy in BR started to chill with the collapse of oil prices 2 years ago, and came to a screaching hault with last summer's floods. Few people have disposable income, and a lot of outside business was scared off.

I sold my lot & dodged a huge bullet 2 years ago... promises still not delivered to homeowners

I'm not sure if it's officially part of Rouzan, but I've been in one of the new homes right there. Beautiful on the inside but no front yard and no backyard.

Makes sense. Slimy. The boom needs to get dropped on that operation.
Saban WAS tied up with him too as an investor. Not sure if he's removed himself or not.

$249/sq ft is what happens when the developer dictates what brand of material you use... not just the type of material

they better be immaculate and come with all the bells n whistles for 500k+ and ZERO yard.

Spinosa and he's shady frick. I guess whoever he conned to invest in the project figured out that he was a thief.

For me, definitely not worth the price tag. I place a lot of value on having a yard.

I'm the same way, which is why I wonder why people are paying big money for houses in Americana out in Zachary where the houses themselves don't appear to be any bigger than ones elsewhere in the area and they have very small yards.

Being in walking distance from a Y and a Walkons isn't worth a huge premium to me compared to living space in the house or a large lot with a yard.
