What would be the best state/area to buy land in?

Say you are looking to buy somewhere from 100-500 acres. Where would you look? Pretend you don't have any obligations to be near family.

For starters, I would only consider living in the south or the west. Not a fan of the north or midwest. Wyoming and Montana would be great places as I am from Texas but they get hella cold during the winter. Don't think I could handle it.

Texas is great, my favorite state, but land is expensive due to everyone wanting to live here. Mississippi or Louisiana would offer greener pastures and I think that land is cheaper over there. Mississippi might be the cheapest.

What do y'all think?

I’m biased, but Middle TN is a fantastic place to live.

I would probably do a bit of everything. Run a few head of cattle. Build some ponds to stock with catfish and bass. The occasional deer hunt or what not. Maybe have a nice big gardem.

Ideally I would like to build a house on it, but would also consider just living in a nearby small town.

I have yet to be in a rural area of TN I wouldn't want to live in (but I haven't been through all of it... yet).

TN also has no state income tax and has a fairly low property tax rate (.71%, by comparison the TX rate is 1.8%, CA is .76%, with LA at one of the lowest rates with .55%). It also has one of the lower average home price, at $167,200. LINK

I guess it really depends on what you are looking for....once your kids are out of the house then you have a lot more options as schools are no longer important.

Can you handle humidity? Then you might get more value in the southeast...TN, AL, MS. Having lived out west it's really hard to convince myself to move back to heat and humidity.

Do you want productive land or just space between you and other people? the really cheap land is typically unimproved with little to no public access.

For me it would probably be the Mississippi delta. Great hunting and warm most of the year. Land isn’t that cheap there though.

I would think the Delta would be pretty cheap but I guess not because the land is so fertile?

What are some ideal parts of Mississippi? I have looked into it before. The land seems to be some of the cheapest, and it is very beautiful.

North Mississippi, besides Oxford/Lafayette County, is cheap as hell and fairly pretty. You could live like a king in Iuka.
