While I really like Old Metairie, don't tell me Metairie Rd doesn't frequently have shitty traffic. Nice housing is also more expensive (justifiably so).

It is also a little more difficult to find a nice sized, relatively affordable place in Old Metairie.

No reason to take Metairie Rd to get to the city. Either ale Bonnabel to i10 or cut over to Airline and get to the city that way.

That floor plan is almost identical to my Uncles house on Prytania.

ETA - just saw the house you linked was on Prytania as well

It's no more expensive than lake view. Plus no shitty roads or Nola property tax.

Yes that perception is wrong. I am 28 and my wife is 24 and we have no kids. There are people our age all around us (between Canal and West End and between Filmore and Harrison). The area is very safe, easy to get downtown. It is also much ummm brighter than the rest of the city. We run a lot so it is really nice running along the lake. Houses are very expensive though, especially new builds, typically $200/sq ft. Lots are decent size but they are typically around $200,000. Best bang for your buck will probably be mid-city but that is a little more dangerous and not as nice as far as homes go. However, you do have better roads.

I just bought a house and was looking in both places. I definitely came found it harder to find something actually nice and nice sized in Old Metairie for the same money. They are both on the higher end though.

Because you want to buy somewhere where you home will increase in value (Lakeview, Old Metarie, Uptown, WD, GD, etc.), not Metry or Kenner.

FYI- I do not consider Old Metry as Metairie, they are completely different in price, aesthetics, and basically every other category. I looked at Old Metairie before buying in Lakeview and it was substantially more expensive. The area is awesome though! If it was between there, uptown, or Lakeview I would go with Old Metairie.

My dad lives right on the levee behind Walgreens and its very nice and quite. Except on weekends when everyone is at the lakefront.

value ain't just how much you sell it for, but how cheap you get it... Lakeview might be supposedly booming but you have to find the next booming area...

If you define "Old Metairie" as the river side of Metairie Rd only, then it's the nicest area of the city, save maybe Audubon. But a lot of people say "Oh I live in Old Metairie" and they really mean the block behind the Rally's on Bonnabel.

Lakeview has some really nice new houses but the market in general is outrageous. Along with the property tax and shitty road I don't see why anyone would want to live there.

Like many on here said before look Midcity. You can find some really nice places off Orleans (north of carrelton tucked away. Personally, my dream home would be on this street near Pandora's off Carrelton. I forget the name of the street but the houses are big and really nice.

It's not Beinville it actually runs perpendicular with that street. But yes, Beinville has some really nice shacks.

My wife just told me one of my buddies claims he grew up in Old Metairie, and his his was off West Esplanade by Clearview

We're by Pontiff Playground, so I'm pretty sure we're in it.

i've had my house for 3 years and could easily sell it for $20k more than what I paid. This is between West Esplanade and Vets towards the end of Vets.

Nice houses in metairie see very quickly

There are also nice houses in Kenner that have appreciated. That dude was painting with a ridiculously broad brush.
