UPDATED: Massive 18 story complex proposed for Nicholson/Burbank

I started the below thread in response to all the new luxury developments around LSU. Looks like the dagger is going down. An 18 story unit is being proposed this month. When does it end? How is this traffic sustainable? Not to mention the freaking eye sore.

Massive complexes have gone up over the last few years (e.g., cottages) and it looks like there are several more being erected now. Does this feel like a huge bubble to anyone? I know LSU is a large school and growing but I don't see how this level of growth is sustainable. Am I missing something?

And let's not even talk about traffic implications. Burbank and Lee is already a cluster

It's just a cycle.

Older complexes will be less desirable and end up more like Tigerland. Then a developer will buy the dilapidated properties and build newer, more desirable units.

I thought the bubble had already burst on this. I have a friend who's looking for an apartment right now and he says they're doing everything they can to get people in.

Moral of the story, if you're looking for a free hand job, feign interest in an apartment near campus.

You know the progression:

Grad students/young professionals > Undergrads > Section 8 housing.

In 10 years or less.

Could be a bubble but more likely it is the lack of decent/quality housing near LSU. if the owners of the properties in Tigerland/Brightside areas would have updated and maintained their units then you would not see this type of demand.

The prospect base has not really changed but decent inventory has.

I believe they are getting close to saturation and there are several more in the works. The older ones are going to really suffer in the next few years.

And it is not my money and a lot of the Real Estate Investment Trusts that buy these apparently know the risk versus rate of return but I have to believe the above link overpaid for that complex.

I can tell you one thing, the traffic light at Burbank and Lee can't handle it. Just since the first set has gone up the traffic at that light backs all the way up to the light at Burbank and Ben Hur (??? is that the street?) which was added just for that complex. I can only imagine how bad it is going to get when another complex opens up. I will probably have to take a different route to work or leave quite a bit earlier since I will sit at those lights for quite a few cycles. Burbank used to be the fastest drive in town, won't be that way for much longer.

It looks like they are also about to build some large complex on the corner of West Parker and Dodson. I just drove by there yesterday and saw that they cleared out a pretty large lot surrounded by residential space.

This has been my biggest fear.

I have commuted from the Perkins/Siegen area to campus for about five years now. When I first moved there it would take maybe 15 minutes to reach campus if I used Burbank. Now, it can take anywhere from 30-45 minutes on a weekday morning.

Highland slows down too much because of all of the school-based traffic, the low speed limit, and the fact that it's only two lanes.

Meanwhile, Hwy 30 is too far out of the way and the two lanes there are also not conducive for traffic headed towards campus.

That's the sad part. The closer apartment complexes will suffer (like Burbank commons?) and grow old and section 8. And more people will move further out and create a "commuter" campus feel. It's a microcosm of the greater Baton Rouge.

Hate that its out at Lee/Burbank. I wish they'd do more like the complex on Nicholson by the Field House or the project going up on Aster.

Tear down those dumpy neighborhoods north of Aster and make the campus footprint a better place to live.

Nah, you look at some of the newer developments are being made with infill projects close to campus. It's all just a big cycle.

Yall think traffic is bad now? Wait till they start on the 800 bed complex on the block between west parker and east boyd. That will mess some commutes up untill its done

Just right now they have started construction or approved plans for 3000 beds between ben hur and west parker.

In 20-30 years ago the "new & hip" areas for students were Tigerland and Gardere after leaving areas adjacent to campus.

Now those areas are shite and you've got 5 or 6 high end complexes north of campus.
