Part II ...

Many thanks to OT for helping me correct my running toilet. Replacing the flapper solved the issue.

New issue ... Toilet is leaking from inside tank through crack of top cover where it "seals" or sits on tank. I've identified the problem according to YouTube videos. Appears I have a faulty toilet fill valve as water is shooting from the top, causing it to leak instead of filling from bottom of fill valve.

For replacement, which one should I choose?

Spend the money on the Toto. Both the Korky and the Kohler will start leaking or get stuck running about a year in - in my experience anyway.
I did chuckle at the lagniappe item.

toilets, though worth their wieght in gold, are among the simplest of devices, if the tank or bowl isn't broke it can only leak from the wax seal underneath it or where the tank bolts to the bowl, everything else can be fixed by changing the guts out of it that are located in the tank, a new kit can be bought for less than $20 and installed in minutes

I actually started a legitimate reply before I noticed the "sponsor ad".

The Korky and the Toto ones are exactly alike. Even colors and markings are the same
