You forgot to mention that they'll take the cheap way out and clear cut a tract to leave it to mother nature to create some terrible erosion.

Developers develop land - i.e. clear trees, grade dirt, put in sewer, utilities, and roads, and create lots. Builders buy lots and build houses on them that are subject to the New Home Warranty (In LA). So, YES, there are plenty of shittier professions than real estate development.

I personally think it is one of the best jobs to have. I have enjoyed developing property. We focus on more high end acreage lots where we can keep the lots as natural as possible. The money is good. Keeps builders happy. Family's enjoy the sense of pride in their developments.

the developers in miami are awesome supposedly by the end of next year when all the new condos downtown, where nobody wants to live bc its not the beach, when all those condos are done we will have 57 years of inventory at current market rates....o and the buildings just finishing now are being panic sold by south american investors for less than they paid, and way less with fees factored in.

They invested but south american economies have tanked recently and now they're puking up assets. Miami is going to have a wild next 5 years in the crashing condo market thanks to these developers seizing the day with cheap money the last few years selling to wealthy south americans,russians,etc whose currencies have been decimated by our rising dollar.

frick those people for holding APR, they're the real thieves for taking advantage of people they know are going to default.

This. Clear cut an entire mountainside and go bankrupt because they overextended themselves like dumbasses. Hold lots off market to escape finishing paving, etc. They are fricking human garbage.
