Spinoff: Denham property values increase due to Juban Crossing?

I know we all hate LP, trash, blah blah..
But what does the OT think will happen to property values in Denham that are within a few miles of Juban Crossing?
There are some nice cookie cutter homes out there, nice as you can get for cookie cutter homes at least.
Know a guy who bought a house for $140k, works offshore. Only home about one week out of 6 or 8. Asked him why he even has a house. Said he heard within 10 years or so, property value will double due to Juban Crossing. I call BS on that.
I say maybe a 10% increase over 5 years.
Thoughts?

i don't think they'll appreciate compared to properties elsewhere. The homes that are built in Livingston parish look nice on the inside when they are new but are of low quality and will not hold up well over time. Even worse is that the neighborhoods they are in are not laid out in a pleasant manner. They are just cramming homes in, putting them on little dirt mounts, and there's no character or charm at all. In many neighborhoods all the homes look the same, there's no trees in the front yard and some don't even have sidewalks. Lots of trash can afford homes there so that's not good either. No external storage in most cases, so people use their garage for storage and just park their cars outside or they have stuff out in the elements.

Combine all that with the low quality of construction, high density, traffic to downtown, and you've got a recipe for ghettoficaiton.

Now if you're talking about frontage property on Juban road itself, then yes that will probably go up. Not the neighborhoods way in the back.

You just described almost every new neighborhood built by DR Horton or the like in EBR, Ascension and Livingston Parishes in the last 10-15 years. It is not limited to Denham by any means. The only difference really is price. It aint quality....

Livingston/ Watson was already a growing area due to decent public schools and white flight

I never said it was limited to Denham Springs. I am saying there is a much higher percentage of homes in the Juban Rd area that are DR Horton style homes.

The vast majority of homes people are buying in the Juban rd area are the shitty DR Horton tuscan/french villa style homes in cramped neighborhoods with garage doors in the front. You can't say that about EBR, although they do exist.

The layout of the neighborhoods and the quality of construction are going to cause a lot of problems for the medium and long term value of neighborhoods in Livingston.

They need sign restrictions, stricter codes, and much tighter zoning.

And making sure the councilmen do not get their backdoor payments for allowing builders to ignore said restrictions, codes and zoning then later blaming said builders for not building up to code when they allowed it in the first place (i.e. the building of the roads which are crumbling less than 5-10 years after they were built)

The real problems starts with the council in Livingston Parish, which may be the most corrupt I have ever seen and that says a lot considering I know John Delgado.

Spot on and while DSLD may be of better quality, it's the same deal: jam as many houses as possible into the smallest amount of space.
