Roofers -Cost to reflash a chimney

My chimney is leaking and needs to be reflashed.

My roof is only 10 years old. So I don't need a new roof.

I have had only one quote for $1,000. That seemed somewhat high. Is it?

Size of chimney, type of flashing, steepness of roof can all be factors in the cost. To say $1000 is high or low is tough.

The bigger question is why wasn't the chimney re-flashed when the roof was installed.

We had ours done a couple of years ago. It's a chimney that leads down into an outer box on the outside of the wall and apparently there had been a leak from the chimney cover for long enough to rot some of the box. For reflashing, rebuilding the bottom half of the box, re-hardiplanking the box and repainting I think we paid anywhere from $3,500 to $5k (after the flood repairs this year all those prices are mushing together =P ).

We went with Garcia here in BR and haven't had a problem since the work was completed.

I'd say $500. That's what I just paid to on a new construction to flash mine.

Mine was 3500.

Of course they had to tear down my chimney and install a new stack.

1000 is about right.

I once needed four shingles replaced on a steep roof and called a guy for a quote. He came back with something around $1k and I exclaimed how ridiculous it was at $250 a shingle. The guy gave me an excellent explanation.

It isn't necessarily the size of the job that determines the cost. He has to send a truck, a couple of workers and equipment over there. He has to cover insurance for the job and he has to figure the time that all of the preceding isn't being spent on another job. All of this, as he put it, before the ladder ever touches the house.

So, in essence, a couple of hours of throwing some flashing up there may very well cost $1k.

Mine cost me around 1200. Replaced it with Hardy Planks ftmfw.

I had a similar issue that turned out to be degraded mortar between the bricks of the chimney. Just ended up sealing it, but took weeks to figure out the issue. Probably spent close to $1000 with different companies trying to solve it. Often hard to find the genesis of water leaks.

I had a faux stucco chimney that was leaking on me about a month ago. I ended up paying $2800 to have the stucco stripped off, the chimney rewrapped, and hardy board siding put up. More than I was expected, but it's done now.

ETA...both roofers who I had come out to look at it said when the roof was replaced on my house a few years ago it wasn't done properly around the chimney. It was before I owned the house. Several neighbors apparently used the same companies and have had leaking issues as well.

Mine is a pretty standard size two story chimney. Got mine done a couple years ago for about $750. $1,000 is not a crazy price. Just a tad high.

Glock17.... JASPER Roofing i bet... they call those "fly by nights" they aren't around anymore.

If i recommended anyone it would be Premier South. 1k sounds about right.

I fixed the leaking chimney on my house and a friend's house by simply sealing the bricks. It's interesting how water wickes through the bricks and mortar.

i just had mine done by Blanco Roofing. It was around $1,300. They pressure washed my chimney, sealed it and reflashed.

I have had problems for 7 years with it and was considering taking it down.

$1,300 may seem high, but this was the 3rd time I've paid to have it fixed along with ceiling repairs. By far the best quality work was Blanco.
