Real estate in BTR is stupid right now.

People are asking for $125/sq ft for houses that are 25-30 miles away from ANY significant job centers.
They will regret paying $225k for that 1800 sq ft faux French home that comes with an hour commute.
Do they really think these floods can't happen in other parts of the parish? Do they really think real estate should be just as expensive in BRCsunirns as they are in Austin, Houston, Orlando, Atlanta, etc where opportunities are more plentiful?
One day the state will switch to a more Texas style taxation system that eliminates income taxes but triple or quadruples property taxes. These house poor people will get hit the hardest.
Some businesses are going to leave town now that COL is approaching levels of much nicer cities. Cheap was our tactical advantage.
Baton Rouge is in a real bad spot, folks.

Nobody is making you buy it
They can ask what they want, and if it sells then the market tells them it was right
If it fails to sell, they were wrong and it'll sort itself out

My neighborhood stayed dry for Katrina.A few months after the storm, house values jumped 25%. Crazy shite happens in a market like this.

Well, when 75% of the housing stock in the suburban areas is flooded out, but the job base is not, this is what you get. The same demand for a smaller supply means higher prices.
Also, if a neighborhood survived this 1000 year flood event and didn't flood in 1927, I think they're pretty much good absent an appearence by an ark and a legion of animals coming two by two.
