Need help deciding where to live in Houston

Mid 30s, wife and 1 infant son (probably another 1-2 in the coming 5 years).
Working downtown, and don't want a long commute.
My budget is such that we can live wherever I want, but would obviously be able to afford less in certain areas (I.e. Townhouse in Heights vs. bigger house further from downtown)
Will probably only be in this place for 2-5 years before being transferred for work, so school district isn't all that important. After then, we'd either sell it or keep it and rent it out. I'm more concerned with having a reasonably short commute (no more than 30 min max) and stuff nearby that's of interest to a young family in mid/late 30s (parks, restaurants, gyms, etc). I also don't want to have my vehicle and/or home broken into twice a year.
I need to narrow down this search. Where should I be looking, and why?
ETA: I'm looking to buy, but wouldn't necessarily be opposed to renting if it makes more sense financially.

Oak Forest/Garden Oaks area (just north of the heights). Right outside of the loop, but not paying inner-Loop prices, 10-15 minutes from just about anywhere in H-Town. A LOT of young families

Heights or Medical Center/Hermann Park area. Possibly the Montrose and Upper Kirby areas between W. Gray and Westheimer (if concerned about commute, try to stay in the loop).

ETA: There's actually an underground tunnel system in downtown Houston. You can walk from Midtown to downtown, maybe about a mile or so in 10-15 minutes.

You better be willing to spend $750k+. They exist, but they aren't cheap. Hell, an older 2k square foot house in The Heights with shitty roads and infrastructure is going to cost you 500k. I know a friend sold is condo with one parking spot for $420k recently. It was nice, but not a place for a family. There's a reason the burbs exist.
I will admit, I wouldn't commute to downtown from where I live though. The Woodlands hits pretty much everything you need, but that's a hike (unless your job lets you take the commuter bus downtown). I drive to the energy corridor from up north and it takes about 50 minutes. You get used to it. Again, downtown is a bit of a different story.

Garden oaks is where I told you. Because it's a stones throw from the heights, not heights prices and can be downtown in less than 15 minutes.
