I recently installed a device at my MIL's house that monitors energy use in real time. With the data I estimate the month's electricity bill to within a few dollars. It also monitors individual circuits so I can see exactly the proportion attributed to the AC. It's all automated, and I have an app that tells me the projected bill amount all the time, and I get notifications if consumption is trending above an amount that I set.
I'm going to do the same at my house soon, but I'm going to need 3 of the devices.

I do balance billing and my electric bill is cheaper than my water bill .
On a 2800 Sq ft one story my highest bill been 270.00 with the BB at 133.00 a month.

Clean your outside AC coils and change inside AC filter both regularly. Your HVAC system will be more efficient and components will last longer as well. Put a reminder on your phone. Your system don’t need the super expensive filters unless you need them. Just use a hose to clean dirt away from outside system but just be careful you don’t damage the fins. Just get any dead cut grass or leaves off them.

My water bill includes sewage and some other things but was $150 last month. My electric is around $315. The last three bills are the highest we’ve ever had.

With the pool and running the Sprinklers every day, it runs about 185.00 and my electric balance billing is 130.00

I just figured out our costs and mid August to Mid September was lot hotter last year than this. We've not had to use AC since early September; having lots of trees to the west helps. Being on a hill top for breezes also helps.
And we pay a lot less per KWH.
Something to think about if you decide to move north of the Lake. In my case to east TN.
