Inside "Nashville" look around Sylvan Park, Greenhills, East Nashville, or 12 South.
Those are all great neighborhoods that have a wide range on home prices.
If you want to live in the Burbs, check out Brentwood or Franklin. Lots of people do this, but I warn you the commute traffic can be a bitch.

Rent a place for a year in one of these places to get a feel for the city and then make a decision to purchase. Personally, I live in a townhouse off of West End (about a mile away from Vandy).
Great advice.

These are all good neighborhoods, though Germantown and East Nashville are mid-gentrification. Great investment, but not sure you want to move a family into that right now. (Germantown moreso than East Nasty)

Same neighborhoods we listed. Check zillow and craigslist. I have found great places using both.
Or you can call a local real estate agent to help, thats how I found my current spot.
The Burbs are nice and are cheap, but if you want to experience REAL Nashville for a year before purchasing a home, I'd suggest renting within the city.
Sylvan Park, East Nashville, Germantown, Greenhills, 12 South, etc. are all great areas in Nasville. Families would be perfect for Sylvan Park, some parts of East Nashville, Greenhills, and 12 South (Hillsboro village as well).

if you're going to have kids...best bet is to lock into williamson county now. best public schools in the country. BAR NONE
if you're planning to eventually go private school, look into bellevue. you can get the same house as williamson for about $50k less and your kids are fine until 5th grade at harpeth valley.
best thing about bellevue is its 19 minutes to downtown (on a good day) and maybe 25 minutes average with traffic on the rest.
it doesn't have anywhere near the traffic as other parts of town (north, east, south, southeast) and its right next to the natchez trace if you like to 'get away from it all' particularly if you like to cycle.

yep, it more than that. its
- franklin
- cool springs
- brentwood (*not all of brentwood is in williamson county..you'll know when looking by the price of the real estate..if it sounds too good to be true.. )
- leipers fork (underrated area)
- nolensville (another hidden gem)

My wife and I are leaving Nashville for New Orleans, but it is a bittersweet move for sure. We live in Green Hills and we love it. Unlike BR and NOLA, there really are safe neighborhoods. Plus, there is no state income tax, and schools are good.
12 South and East Nashville are fun places for folks your age (but schools and safety are not as good in these areas, but coming from LA they will still be better than what you are used to). That will be quite the commute for you to Cool Springs, but at least you will be going against traffic.
Nashville is a great city, and it is only getting better. We are moving back to raise our kids with family. NOLA is home, so it wins. But there is a lot to love about Nashville.

i left for a week with the back window open so the cat could come in and out. i rarely lock my doors and on more than one occassion, i've left my garage open at night with the SHOP LIGHTS ON and $15k worth of bicycles on display.
not saying this is a good idea at all..but just to reiterate the safe neighborhood comments (i live in bellevue and aside from that 911 guy who freaked out and cut up my son's best friend and his family, its super quiet)

we go for weeks without any murders. oftentimes a lost goat or something leads off the news at night.

I live in Cool Springs now and love it. Currently in an apartment, but looking to get a house soon. The rent around here is not cheap; you'll be looking at 1250 - 1500/month for a two bedroom apartment in the Cool Springs area. And I agree with the realtor who recommended the Spring Hill/Thompson Station area if your budget is around $250k. I've looked in that area too. Traffic sucks on the interstate right now, but they are adding lanes, which should help a lot. Personally, I don't like the idea of being further from Nashville, so I stopped looking around there (it's not too bad though).

This is so true. It was shocking to watch the 10 o'clock news and not see rapes/murders/violent crimes each and every night.

no no no no no no no.
just try heading up (431 i think..or hwy 6?) at 7:45am during the week ONCE and you'll quickly decide this is a terrible idea.
i65 traffic that far down is awful and until they expand the alternate road, living down there is going to be hell for commuting.
Posted on 4/21/14 at 11:09 am to CAD703X
Oh, I completely agree about the traffic. But it will be tough to find anywhere "decent"in Williamson County for that price point outside of that area. Franklin and Brentwood are crazy expensive right now.
There are tons of other options available for that price point, as long as you don't mind a long commute to Cool Springs for work. I have a co-worker that commutes from Mt. Juliet to Cool Springs (close to an hour with traffic), but his house is big and very nice; and affordable.

honestly, the best bang for the buck (at least it used to be) is temple hills. you can get a nice house on the golf course there for under 300k and you can just shoot up 100 and over to i40 to work.
i'm like 15 small steps from temple hills. i live in traceside.

Some newer and nicer apartments to check out in the Cool Springs area are The Venue (on Carothers), The Dwell (on McEwen), and The Bell (near downtown Franklin).
Wyndchase is a slightly cheaper option that is a little older but still ok; it's off Cool Springs Blvd. Alara/The Farms are close to this level too.
Another step down would be Viera.
Don't waste your time looking at Royal Oaks.
They are also currently building a lot of new apartment complexes, and many others in the works. Some may be new and available, depending on your move date.

I'm not familiar with that area, but I'm going to check it out since I'm in the market for a house too.
edit: Is that near the Loveless? I may have taken the back roads that way from Franklin a few times.
