Is my dad getting scammed?

Flat roof over the patio has been slowly leaking when it rains heavy for the past ten years or so. Recently just got worse. Called a pretty reputable roofing company out to replace the flat roof. It begins leaking again in a different spot. They come out and replace some pieces where the flat roof meets the real roof. Put down some kind of tar. Week later. Still leaking. Now they've told him its up on the real roof and the water is going underneath the tiles. They said they could try to pin point it and just fix that. My dad is hell bent on getting a new roof on the whole house now. $5200. I don't know. I told him he needs to get a second opinion.

Leaking 10 years? Good chance there is damage under.

It wasn't consistently leaking. The wood on the patio is not rotten.

Twenty years ago, you could trust a roofer to fix your shite. Nowadays not a chance. Roofing has been taken over by big corporate unions, and everyone is working for the same two companies who are in a legalized cartel screwing the roofed American public.

Your dad's just gonna keep getting hosed until he breaks the cycle and just gets rid of the whole damn thing. Also, chemtrails.

Tiles on the roof? Like the buildings at LSU, or did you mean shingles?

I haven't been able to go see the flat roof yet. Yes I meant shingles. Sorry. Had a few after the Tigers won. That's what's blowing my mind too. The roof he has looks fine. It's twenty years old and cost him 8k twenty years ago. This one seems too cheap.

I've been considering putting a flat roof over my patio but I've heard they do leak.

I would think you should get a second opinion from the cost I was told.

Just saying a whole roof for $5200 tells us nothing. What pitch is the roof and what's the sq footage of the house? What shingles will he be using? Is any decking being replaced?

On the flat roof, tell your pops flat roofs suck and will leak because most "roofers" in Louisiana don't install them correctly. It may be fine for a few years, but in Louisiana, 90% of them leak in due time.

Most "roofers" simply lay down the cheap roll roofing you find at Home Depot or Lowe's on top of 15 lb felt and tar it down. I can't tell you how many of these my crews fix constantly. It's insane.

The best residential option is a 2-ply torch down system consisting of 1 layer of glass base and modified bitumen membrane rolled roofing.

Of course, the absolute best option is a BUR like what is used on commercial applications, but the issue with a BUR on residential is that the rafters, joist, and bracing will probably not support the weight.

The house was built in 74. The man keeps it up. He repainted the outside once every three years. I'd say the flat roof has been solid for a long time. The main roof is the second one on the house ever.

This is not an answer to your question, but here is my story.

I had a flat roof that got snowed on. There was some leakage during daylight hours but all the snow did not melt for several days. Eventually the ceiling panels collapsed.

I had to replace ceiling in addition to getting a new roof put on. The roofing material was like inner tube and the pieces were "welded" together. It came with a 30 year guarantee.

Homeowners insurance paid for it all so get your dad to check with his insurance agent.

The difference is, you had sudden and accidental storm damage and he has a long term leak. He has no coverage under his homeowner's policy for this damage

Just don't mention its been ongoing. Could create problems if there is any damage to the boards underneath.
