It's more of a cosmetic upgrade than one that adds value. If you want to add value add square footage or redo a kitchen or bathroom.

Well if you put in $10k of flooring I doubt the value would jump up $10k. Probably somewhere in the 50-70% range of that I'd guess.

Depends on what kind of shape the floors are in. I wouldn't think replacing ceramic tile with wood adds much, if any, appraised value to a home. Might make it appealing to a larger number of potential buyers but that's about it.

I doubt hardwoods alone would do much to raise the actual value. However, they tend to be more desirable, and could help you to sell your home faster down the road.

It may add value in attractiveness of the home, but no real monetary value. IE Your home may sell sooner with "new wood floors" rather than outdated tile.
ETA We changed out wood floors and put newer, updated wood floors down in our home (in addition to new roof and carpeting, and freshly painted the entire inside of the home), and it added $0 in value. House sold very quickly, but got no monetary return on the updates. The location had some influence as well, and limited comps.

Unless the present floors are in horrible condition, you can't make an economic case for replacing them. But as was said, if selling the house is your goal, new and better flooring might improve your chances of a sale but probably with little or no premium directly because of the new floors.

this house is awesome and it's in a great area,
personally I would like to redo the windows (Austin windows suck), but the floors annoy the shite out of me...the tile isn't as gross as other shite I've seen in Austin, but hardwoods are a must

And cost just as much

Not if you know how to lay floors

Interested in a house, but I don't particularly like the tile flooring.
then the better question is how much does wood flooring cost t install.

is there somewhere I could learn this skill?
Posted on 4/2/15 at 11:53 am to Motorboat
not as much per square foot as nice hardwood flooring as far as I can tell.
My friend is a construction engineer, anyway he'd know how to do this?

What if the people buying the house know how to lay floors?

House appraisals are based on square footage and value of homes in the neighborhood.
So your answer is zero, although updates/flooring may help it sell quicker or be more appealing to a buyer.
