Timesshares are a bad idea not because of the scheme/plan, but because they keep raising the maintenance fees on wherever you bought.

Start out at $200 a year then before long they are $800. You try to sell and no one is buying at that price. About all you can do is give it back to the company that sold it to you and pay them for that privilage.

Or just stop paying and have it wreck your credit.

Well I haven't been to Destin during the summer since like 2002 so I really have no idea how crowded it really gets now in the summer. I'm just going off what yall say on here and what friends that still go there have told me.



Obviously I was there for the wedding almost 2 years ago during October. If we ever go back...only time I'll go is October. Weather wise and crowd wise it was just perfect imo.

Water is still plenty warm in the fall brah.

Yes it is. And plenty of space on the beach. Nice and quiet.


We got a 2 bedroom condo with partial view on the beach for 6 nights for $700....you def can't get that rate in the summer.

My parents used to own 5 condos and a house at one time. They bought ones that supposedly had a 10/yr ROI, or at least that's what they told me. It was pretty cool because whenever I wanted to go, they would just block off one a few weeks in advance. During the summer, they made a bunch of money, but during the off-season snowbirds would rent for a month at a time, so they were generally always booked.

Somehow they randomly started selling them before the housing crash, made a bunch of money because the market was up, and just kept one.

If you buy, ask the realtor what the ROI is on the properties before you buy. It would suck to be losing money every month

just seems to me the better deal s just renting a place when you want it. Rather than being financially tied to one spot. Unless you really really love the area.

Does every family go to the beach that much? Seems like you'd be wasting a lot of money if you only go one or 2 weeks a year and don't rent it out the other weeks.

I've thought about getting something in Destin or Orange Beach. Mainly for employees to use. Trying to figure out if I can expense it out to save on taxes. shite...that alone would be a 50% discount. Orange Beach is a closer drive and more likely to get used regularly for us. Want something in Sandestin. That's where me and my crew usually go.

Ours, not in Gulf Shores, is $500 a month. There are regular assessments on top of that. Our home owners fees are cheap. And it doesn't include the resort association fees. I'm in a constant battle with the home owners association over something, because I'm not there to watch them. And if you're not there to watch them, they're not going to do anything right, if they do anything at all.

The property taxes and home owners insurance aren't bad. That's compared to NOLA, so your milage may vary.

If you go often, at the spur of the moment, with your canine companion in tow, it's great. Otherwise just rent a place. It's also nice to have if there's a hurricane aimed somewhere between NOLA and Lafayette.

Renting it Dec-March to snowbirds is a good option. Buying a place to put it on a rental program and being able to use it a few weeks a year is a terrible idea, unless you got the place basically for free. I don't care what kind of creative math tricks the agents show you. Just rent a place. You'll come out WAY ahead.

Sept-Nov and post spring break until Memorial Day are perfect.

Off season is tough to rent it. I've lived in orange beach and gulf shores and from Oct-feb, I would rent for dirt cheap and they were happy to have me. Very happy. Rented an awesome nicely furnished two story 3 bedroom townhouse for 700/month and also a new pheonix on the beach in perdido for 700/month.

Basically people have their pick of a thousand units in the winter and unless you have a really nice one, it will probably sit empty.

Add in you lose 3-4k by not renting the busiest month of the year and it will cost you a lot of money every year.

Basically this would be 3 people splitting cost with me living there a month a year and us trying to rent it out when we are no occupying it.


Not looking to make money, just reduce out cost type of thing as my friend would use it 2 weeks out if summer, and my brother a week or two with friends using it some weekends.
