How are The Lakes at North Park in Denham Springs?

What is the general consensus of this neighborhood in Denham Springs for a first time home buyer?

Is this a good area? Are the homes nice? How close is it to trailer parks and meth?

I would think that area is about as good as any for a house in "that" price range in Livingston parish.

I'd take a ride down Burgess and see if there's anything sketchy looking backing up to the subdivision.

Park close by, Lockhart is a pretty heavily traveled highway. I'd try to buy near the back of the sub for that reason, if all else equal.

I have no idea of the quality of construction.

Their website sucks. I don't see any pricing and you have to click on a floor plan to see anything about it.

Also they charge you for fence and sod, with no option for a sprinkler system.

They look small time and haven't been in the business very long. If this is a starter home and you stay there only about 5-6 years, you should be good.

Yeah, the website isn't very helpful, but I did find one on the MLS.

Seems to be in the 160-200K range.

I updated my last post. They look expensive and the houses look too close to each other. I forgot how expensive housing is in LA. We bought our house 2.5 yrs ago here in TX and paid ~$205K for 5 bedrooms 3 baths @ 2700 sq ft. We went with a large builder and are in a subdivision, but it suits our family's needs.

Prices have gone up too much in Denham/Watson.

May as well live in Central for those prices.

Well, that area is about as far away as you get in Denham. For a first home I think those are pretty decent. Positives.. close to North Park. Close to Eastside Elementary if you have young kids. There are nicer, more established subdivisions right down the road on Dunn Rd that you may want to check out.

Agree. There are some really nice subdivisions a couple minutes from from The Lakes at North Park.

I went and checked it out yesterday. It seemed nice, just worried about commuting. I'm currently renting in BR and I work in BR, so I'm not looking forward to sit on I-12 every morning at 7:30.

The Lakes at North Park were originally called "Crystal Lakes". The four homes built alongside Burgess were "model" homes that were supposed to be the standard they were shooting for.

It was a spectacular failure that was just subdivided and had the roads laid as the recession hit. They tried restarting it once before.

The builders that are working inside of it cut corners and are building cheaper homes. We looked at one and saw a lot to be desired. At that price point there is much more home to be found elsewhere within short distance.

Also, just an FYI...If you do buy there, be careful of the lender working in there.

I was told another drawback was that despite being next to Eastside Elementary, the subdivision is actually in the Walker school system.

I drove through it yesterday oddly enough. Very close homes, small driveways, small yards. The streets are curbed though, but no sidewalk. Typical Livingston new neighborhood that maximizes quantity of houses per acreage.

Yes, the realtor did tell us that, however they said that you can get special permission from the principal to go to that school, but you'd to provide your own transportation.

I went down Dunn and it seemed pretty nice... I didn't go very far back though.
