Old Republic is who every title company recommends. I forget their prices. I got a price from American Home Shield. It ranges from $288 a year for appliances only with a $125 service fee to $919 for mechanical and appliances and a $75 fee. Basically to cover everything the cheapest they offer is $775. You can get just appliance coverage or just mechanical coverage for about $288 or $631 respectively.
The house is less than 10 years old. Part of me feels it's good to have but also a scam. $400-500 seems worth it. Anything more seems like a ripoff. I need to check with another company first.

we just purchased a new home (new to us) and the sellers agreed to buy the warranty for us. Now I'm just wondering if we can claim pool issues .. lol. Minor but still.

Depends on your issues. Ours covers our pool but it's the mechanical equipment only. They're not going to come out and re-plaster or anything like that.

Ask to see the contract before you agree. Their realtor is making a commission on the sale of it. I think that's why mine got snuck through even though I said I didn't want it.

Pool warranties are extra and not covered in any base plan.

Not true, old republic doesn't pay a commission. Ahs does pay a commission - it should be disclosed by the realtor.

Home warranty companies do not always use the best service people, they go for the cheapest. So whoever comes to your house to fix whatever, may not be worth a flip.
With that said, if you're persistent and learn how to maneuver through your home warranty system, it can be worth it. It was for me, I now have mostly all new stuff. AHS even cancelled me when they realized they weren't making money with my warranty account.
Always remember, you'll never get to the big dog at a company, but you can get to their assistant, and the assistant has the big dog's ear.

Old Republic here and would not recommend. I submitted a few times and all turned into Bubba coming to the house, spending 5 minutes on the problem, taking the deposit money, submitting a claim, and getting a call a few days later with Old Republic denying the claim.
One of them was on the A/C system to replace evaporator coils. They sent Bubba from Mississippi , he showed up and I gave him the original paperwork for the coils. He proceeded to tell me he's a professional and doesn't need to look at paperwork/serial numbers. He spent 10 minutes in my house and another 5 minutes on the phone writing up the claim. He said the coils did not need to be replaced and just needed to be cleaned. Of course this is preventative maintenance. I called Old Republic asking for 2nd opinion and they denied saying he was the guy on contract for me and anything with 2nd opinion would not be covered.
I let the plan expire.

My experience was mediocre...pretty much everything posted here is true....
I would say that if you don't fix much yourself and don't feel comfortable dealing repair men yourself, home warranty would not be a bad idea....
If you fix the small stuff yourself or if you are bothered when a repair man doesn't do things exactly the way you would, you should not get a warranty.....
I think it is a break-even affair from a financial standpoint, so it really boils down to convenience, IMO.....

Old Republic for years and have had mostly good experiences. Most repair services have been decent, pretty quick approval and scheduling and I've had multiple major AC repairs, and on the current home, both pool pumps, heater Nd DE system all replaced for $100 copay. So, I'm ahead right now on the money, and would for sure never have a home for sale or buy a new one without a HOW. Putting a house on the market practically guarantees an AC unit is going to crap out either right before or right after closing.

whatever happened to your coil? Did you have to get it replaced or just cleaned?
