I'm currently living in a home I bought and am considering building in a few years.
I'm totally new to this. Can somebody explain how it all works as far as loans, picking a builder, closing, etc?
Also, who are some good, reasonable builders in Baton Rouge?

You should talk to multiple builders and get multiple quotes. Talk to references as well.

I probably wouldn't build again. But the fact that we built during one of the wettest springs and summers in recent memory probably soured me to the whole process.
Just start calling and meeting with builders. They can usually walk you through the whole process and you can at least start looking at plans.

I'm in the process of shopping for someone to draw our plans then from there I'll get quotes from a few builders. Depending on what I get back will make up my mind if I want to self contract.

What are expecting to pay?
I get asked to draw plans every now and then, but I rarely accept, not enough time.
I imagine someone that's done house plans for years has a library to start with that makes it a much quicker process.

prices are all over the place, probably what I'll do is find something close and modify what I don't like about it

I'll plug Zaunbrecher Design in Lafayette if you're looking for something different from the normal homes you see around here.

By far the most important step. Spend a lot of care choosing your builder. He will smooth the rest of the process. I just finished building and had a very good one. (Florida)
Building involves a lot of work for you even with a good builder so be sure there is a good reason for you to do so. My needs were pretty unusual.

Where are you building? My sister and brother in law used some guy out of carencro I forget his name but he ended up $30k under budget and they were in the house a month and a half earlier than expected

I'm in the process of building my house right now.
1. Get house plans. You have to have these first.
2. Take house plans to several builders to decide if you are going turn key or sub yourself.
3. Regardless of choice on #2, go to lumber yard and get a quote on material cost. This will benefit you in picking a GC based on turn key cost. Bank will also want to see material cost.
The way the bank works is, you bring them plans and cost list, they tell you how much they will loan based on plans. A construction loan is 6 months term. When construction is complete you close out the construction loan and they sell loan on market to mortgage companies.

Anything else you need to know feel free to ask. Here is where I'm at,
I made a good bit of money off my house I sold. I bet with 6 different GC's and had them bid turn key and just blacked in cost with me providing materials. Then I went to 3 lumber yards and got quotes on cost list. I am paying cash for materials and CG to get my house blacked in with shingles installed as well as plumbing stubbed out in slab.
Then I will wire and insulation myself and then sub out and borrow money from bank to finish.

I can't speak for the Baton Rouge area so do your research and remember the cheapest is usually the cheapest for a reason
