Getting a house ready to sell - what are some things you do?

We will be putting our house up for sale in January as we will be moving to Kansas City. It is only 4 years old, and in a great location (cinco ranch, in Katy, TX), near an elementary and high school and in cul de sac.
What are some things you've done in the past to get your house ready for sale?

Remove any dead bodies and put in an air freshener or two.

Bake cookies so it smells nice. Put up pictures of "family members" of all different races. That way if a Mexican family is looking, it will be easier for them to see themselves in the house cause they'll assume they're not the first Mexicans to go inside.

Hire professional cleaners to deep clean the kitchen and bathrooms.
declutter and remove excess furniture to make the house seem bigger
repaint any rooms that are not neutral
install new carpet.
IF you are a smoker, paint the entire house and ask friends if they can still smell cigarette smoke in the house

Buy a bunch of the fancy light switch covers and replace the ugly tan plastic ones.

We sold a house at the end of last year. We did the whole de-clutter, make every room look huge, thing. Our feedback was very positive and we sold the house in 4 days.

^This. Also fresh flowers, and neutral smelling candles (like vanilla) during open houses or showings will help. Make sure all your light fixtures are working and have all the light bulbs in them.
And also as previously mentioned, get a professional cleaning service to come in and tackle at least the kitchen and bathrooms. Also, spend some $$$$ on landscaping. Curb appeal gets them in the door.
We sold our house in Shreveport 6 months ago as a FSBO and the second person that looked at it bought it. Their comments were how "clean, open, fresh and inviting" our house seemed. We presented the house in a way that they could envision themselves in it.

Pressure wash sidewalks and driveway, professional cleaners and get rid of as much clutter as possible to make closets/rooms look larger.

I think this will be the main thing we need to do. It is a pretty large house, and not to cluttered but could probably remove some stuff. Guess I could just get a storage building and put some in it.

I will second the paying someone to clean it advice. We sold our house in January and the agent insisted on lavender/vanilla plugins and light classical music playing in the background during showings. His point was that you're ultimately selling to the woman. It was under contract with competing offers within a week. Good luck.

Get rid of things you will not relocate with you - furniture, clothes, clutter in garage/attic, etc.
Curb appeal improvements (aesthetics) - landscaping, paint touch up's, etc.
Clean carpets, touch up paint inside, repair fixtures - doors, knobs, and anything that isn't functioning like it should.
If you have an open house - make baked goods (cookies). The smell of "home" is extremely appealing to people.

I'm prepping my house for sale.
I was convinced to repaint the whole inside. It was not neutral colors and the walls showed wear. Fortunately found someone to do it on the cheap.
Next up change out the small amount of carpet that was in the house.
New light fixtures.
Then the deep clean.
I'm already in my new house and I'm ready to sell this thing. Damn I hope all this expense pays off.
