What are some Lessons learned building, Wants that you didnt think of, Ect. Features...? My buddy that is a General contactor will be helping me out through most the process.

pre-wire ethernet through the house before dry-wall goes up. and also figure out where the computers will be. I'l put at least 2 ethernet ports in each room.

really think about where you want those outlets. where you will sleep/sit to plug phone, lams, etc in. figure out where you want the furniture to go. although that wont matter because your wife is going to change it a dozen times.

id go with 4 in case you want to go hdmi mover ethernet.

I don't know your buddy's business, but is he either not a licensed general contractor or working under another contractor's license? If so, this is an example of what to be aware of.

I'll just say this person is a daughter of a family friend. She builds a home while married, gets divorced, a few years later she starts dating the other guy and it gets serious. While still paying on the original house (ex husband filed for bankruptcy, it was a big problem), she decides she was going to sell it and build a new one, for her and her new man.

She makes a good living so she has just enough money to get herself in financial issues.

Her new BF knows a "good friend" who is a contractor. After some point after they start building, there is a lean on their house. The "good friend" was working under his dad's contractor's licenses (I think the dad got sick and was no longer working). "Good friend" goes get materials, starts framing the house and right before they get to the electrical part, they do not see this guy again. He basically takes their money, never paid for the material, they had a lien on the house, It was a clusterfrick of a time. Avoid shite like that.

My master bathroom that connects to the master closet that opens into the laundry room on the opposite side is clutch.

-zoysia and install irrigation.
-pay the extra for attic foam insulation.
-pay the extra for a double membrane roof. The savings in insurance will pay for it in two years.
-buy faucets and light fixtures on Amazon
-do your own pantry/closet shelving. Baws charge a lot for that and its not hard.
-hardwire security cameras, Don't rely on wireless. Get that on Amazon too. Mine is an EZVIZ system with 4 cameras and an 8 day DVR. IT was $400 and easy to install.
-think about your Bluetooth sound system now. Get it all planned out because you'll want to run all the wires as soon as the wall studs go up.
-minimum of two places for TV's on the back porch.
-put TV outlets in all rooms at chest height. No need for showing wires in a new house.
-if your kitchen will have an island, the granite/quartz for the island should be contrasting to the kitchen counters. shite looks dope.

I just finished about 10 months ago so I've got more if interested.

I had a new COO start that was a real high freeze type, his speech to our branch was “god, family Long pause then Work”

I rolled my eyes and i thought I’ll start looking for other jobs. Sure enough the dude was a massive prick to work for and didn’t give a shite my mom was in the ICU for months.

I'd say that's probably a bad idea, especially if you are paying him.

Get a good and experienced general contractor with a good track record.

If you can, try to find someone you can pay using a credit card. You'll rack up points and you can dispute a payment if something goes wrong.

Make sure you get your permits.

why? based on looks?

It is considerably more expensive for tile vs instert. Tile also more maintenance
