Let's clarify a little. Houston burbs and Dallas burbs are cheap with good amenities. Don't move to Austin where I live because there are no more cheap houses. When I moved here it was just like Houston in that you got a ton for your money. It's not like that anymore. 300,000 to 450,000 gets you in a decent new construction in the suburbs now (and you have to deal with Austin traffic). When a 200,000 to 300,000 hits the market it sells within two to three days and you don't want to live in a below 200,000 house or neighborhood.

Feel like the Austin area is sitting on a big bubble, wish people would quit moving here.

You're forgetting no state income tax, no private school tuition, lower homeowners insurance. I pay almost $4k a year for homeowners in Nola. My buddy's property tax is way more than my property tax, but he still comes out ahead b/c his hohomeowners is like $1k. Plus he wont have to spend $7k+ a year on Catholic or privates for a decent education.

Walking trails, pools, local shopping

My kids ride their bikes to school, they went to catholic school all their lives but they love their new school

SF Homes don't seem very cheap in decent areas within 15 miles of downtown Houston. Or even 20, for that matter.

Beware: A lot of people lie about how short their commute times are.
