Disputing Property Taxes....UPDATE

Anyone every had any luck disputing your property taxes in NOLA? What steps did you take and what was the outcome?

I bought a place cash and the NOLA assessed it $35K above purchase price. I went in with recent sales data (no appraisal because of the cash buy) and they knocked off $15K. The assessor said my transaction was not arms-length because it was a foreclosure, so he had to factor in his comps rather than simply using sales price.

Same month my neighbor bought a similar place for the same price and had an appraisal. Theirs got knocked back to actual purchase/appraisal price.

If you think the difference is substantial, an appraisal may be worth it.

I have 2 recent appraisals, one that was done in Oct of 2016 and another that was just done in May of 2017......both are within $15k of each other and about $60,000 less than the assessors assessment.

I also have a comp report from a realtor but not sure if that would help me or not.

Anything else I would need? I've owned the house for about 7 years and the assessment is $200k more than what I paid for the damn house...and I look at all my neighbors assessment their hasnt changed in 10 years and much less than mine and much nicer homes.

Not in NOLA but here in Baton Rouge I went through this.

It seemed to me to be a classic case of government at work.

They over appraise you to tax the hell out of you and hope you don't bitch.

You do bitch so they tell you to get a bunch of info together hoping it is too much of a PITA and you go away.

You continue to bother them, I called every other day and hammered them with tons of comps/appraisal info/photos/basically anything I could think of to make them work, and they realize you are a stubborn frick and won't leave them alone. They correct the previous fricking and give you a realistic appraisal.

Bonus, you still get screwed as they take your tax dollars and give them to people who don't own property and don't work. But that is another conversation.

Won mine in College Station....They had the wrong square footage on appraisal.

not in NOLA, but i did succeed here in alabama. We fortunately had a refinance appraisal done not long before the county tried to say our property value had gone up like 25K.

It's clearly a scam. Most people just pay the extra money bc it's not that much in taxes.

County tried to say we added a room. There's no way they could truly be that stupid.

Sounds worth it. The assessment disputing process is this month; go take a number and wait.

yep, I have all of my recent appraisals done by 2 different appraisal companies that dispute their assessment...I'm lock and loaded. I just dont want to go spend an entire day down there just if its a waste of time.

I'm all about expensive property taxes uptown, it keeps the rift raft out. You gotta pay to play.

Honestly I don't mind paying as long as all the houses are assessed fairly are we're all paying our fair share. Maybe if my neighbors $1mm house wasn't assessed at $350k my taxes wouldn't be as high as they are.

That's the problem. A lot of these houses are not assessed fairly. Hell my fiance and I along with many of our neighbors pay a lot less then we should because our houses were previously appraised years ago for a lot less than the worth.

You could always slide the guy appraising your house a $200 gift card to ruths chris to give you a good rate.

Did you know the price of your property tax before moving there or buying that property?

You have to provide details to get legit help. How long have you been paying the price you are wanting to dispute? Do you have any strong connections to the Assessor's office?
